Browse Forums Building A New House 1 Feb 13, 2011 1:44 am Hi all, Have been lurking around the forum for a while now but last week I finally signed my contracts and was handed my prestart file, so it's time to start up a thread of my own. I bought a little block of land back in May 2009 that is just a mere 251m2 but suits our purposes well. North facing, walking distance to primary school, high school, shopping centre, medical practice, park, bus stop and most importantly - the local tavern. :p With a 8.795m x 28.5m block and a strict list of development provisions, I had a lot of dramas finding a builder who was willing to take our project on. In July 2010, another lady in the street designed her own house and enlisted Commodore Homes to build it for her. I took a look at the plans and fell in love with them. She happily allowed me to use her plans but I have made quite a few changes so the plans are definitely my own now. So now I have a thousand and one choices to make for prestart and its all a little daunting! Im waiting for them to send me the final plans with a few extra changes included but once I have them, I will show you my open plan, 3 bdm, 2 bathroom home with raked ceilings. Pic is from April 2009 and you can just see the road that will be the laneway for access to garages and rear of the home. The home will face the other street at the front of the pic (not seen). All those trees on the rear block have gone now. I wanted a really light and open house and was worried I wasn't going to get one with the block so small but it's a great job. The best part is, the lady down the street has built one very similar so I was able to do a walk through and change things I didn't like. She has the kitchen and living areas swapped over and only one sliding door (off the dining). I figured putting the living and dining areas together would give more flexibility and a sliding door from the kitchen would be good for light and access. I also added the windows in the raked ceiling to allow natural light. Paulzie86, I'm about fifteen minutes north of the city. That main bedroom is going to be great with the courtyard - will it be a garden? And will you have a window in your shower overlooking it? Love the way the alfresco opens into the kitchen and the raking ceiling in the living area will make the house feel open and spacious. It's going to be a very attractive house. No pressue to sign anything and very laid back but I put that down to my Sales Consultant - I even gave him a glowing recommendation to a couple walking through his display home last weekend haha. It's certainly paid a part in me feeling very comfortable and no pressure to sign or rush into anything. Kiwi - yep she had the courtyard too. It's really tiny but I'm hoping it will let in some nice light even though there will be a two storey right next to me. kb46 - no plans for the courtyard yet. It will be really small so I'm thinking either some plants and a solitary chair to sit in or maybe a water feature on the wall into a fishpond below? I'm very open to suggestions though! I did get them to cost up a full length window in the shower over looking the courtyard but I decided against it. I figured being able to see into the shower from the master bedroom would make the shower a lot less private. Plus if I left the master bedroom doors open, you would be able to see into the shower from the hallway too. Gee this choosing colours game is tough work isn't it? I'm thinking of having Colorbond Dune for my roof but am absolutely stuck for what colour render to choose! I've gone for 'Absolute Polar' from Absolute Stone. It's pretty much white with a fleck through it and will be a waterfall bench with breakfast bar. I'm trying to keep things neutral and light to keep the space feeling open and larger than it is. Then I will throw colour in with accessories - well when the budget allows! We are building a courtyard type area off our bedroom too so I will be watching with interest for peoples ideas. I was thinking of a day bed, plants and water. I love the idea of curling up with a book in a tranquil area. Or would it be better served to get a professional out to do it? I have a two storey next to me on that side so not sure how much sunlight I will get. I think I will make sure there is an external power point out there just in case. I went to a display home out in Aveley today and came across an outdoor bath (pic below) . That would look fantastic and act as a nice segway from bedroom to ensuite but I don't think it will fit. I still don't have any plans with measurements on them, but I'm fairly certain I didnt change the size of the courtyard from her plans and hers state it is 1370 wide by 1950 deep - what do you think, too small for an outdoor tub? I love outdoor baths. We went through a display home recently that had the most amazing outdoor bath. I would love to do something similar. We went to a bathroom shop having a closing down sale and they had double spa baths going cheap. I was so tempted to buy one. Would have been awesome. I love the look of tropical plants around it. I must admit my sales rep has been FANTASTIC, never actually met him, the whole process was done via email, although my inlaws have met him when they went through the display home. He has been so helpful and even when we have had the problems through this build, he has been the person I have been going to as he sorts it out. There's only so much this gal cando on her own and my uncle gas a handyman business. Zarli, I'm hoping things run smooth. I nay actually go down and talk to the lady to see how her build went too. Ok colour help time. Do you think a Dune roof with Dune gutters and fascia would work with crisp white weatherboards, a blueish grey render and contrast front pillars in a bluey green teal like colour would work? Looks fabulous and very relaxing, can imagine a bath would be amazing!
