Browse Forums Building A New House 1 Jun 09, 2009 9:48 pm Hi guys, Been browsing the site in the last few days and finding it really helpful. Thought I would share my own story and get some tips from you all. My girlfriend and I are looking to build our first home with DFH in Bendigo. We have the block organised (573sq) across the road from the golf course, really lovely. At this stage we are going with the DFH Columbia 21. I really like the house and it will fit the block shape really well. As its our first house and we are just out of uni, looking to make it basic as basic but still nice (if thats not a contradiction). Lots of our friends are tradies so anything we can do after handover will be far cheaper for us and we are looking to go that way. Biggest thing we are trying to figure out at the moment is the carpet and tiling. Costs with DFH for carpet will be $36 sq mt, which is reasonable I thought. Tiles, however, are $94 a sq mt which I thought seemed a bit high. Love to know what you guys think of the house design and plan, plus any tips with the flooring would be tops. Only changes we will make to the plan will be moving the sliding door from the back to the side next to meals area. Also adding a door from the garage through to entry way. Re: Our First Ever Home 7Jun 09, 2009 10:51 pm I like that floor plan I agree, I would put an internal garage entry too, such an easy modification (in fact, so easy you wonder why its not included in the original plan ) I think I would put it at the top of the garage, so that it opens directly opposite the kitchen. I agree an internal door from the garage is essential and as Helyn said, the door from the garage right opposite to kitchen would work really well. Better to have the door opening against the back wall of the garage rather than into the middle of the garage. Ours has been quoted at around $5000 ($94sqm) which seems really high. I have seen some tiles advertised for $20 or so and even with installation costs seems like it would be much cheaper to organise it ourselves. What do you guys think? Nice big laundry! Are you going to put a bench in there? What's the small bit next to the pantry? (with the cross through it) Could you make the pantry bigger by making that cross-bit part of it? We have our first proper meeting with DFH to go through all that sort of thing and fork over our $1000 upfront cost to get the ball rolling, so I plan on asking our sales guy then what the go is with it. Congrats on building your first home. My DP and I are building our first home as well... I only finished my undergrad at uni the year before last and am back at uni this year doing my post grad! Hope you find the forum helpful it has been a fantastic resource for me! Oh in relation to tiles, we found it cheaper to do after handover. My DH and I are also first time builders, but with 4 kids, so I also understand your stress levels, we cannot fathom how stressful this has all been and we haven't even started yet... Definitely going to move that sliding door to next the meals area, in future hope of a nice outdoor area out that way. Re: Our First Ever Home 19Jun 11, 2009 1:10 pm Hi Nick, my bf and I are also nervous & young first time builders, I'm still at uni doing my undergrad degree and building a house at the same time! Probably not the best idea considering we will start building around exam time I agree with the others that the plan is a really good layout for 21sqs! And in relation to tiles PD charges $79 sq m which we thought was quite high so $94 is definately too much! As the others have said get some quotes and do it after handover and you'll save a fortune (can use that to pay of ur hecs ) Re: Our First Ever Home 20Jun 11, 2009 6:48 pm Had our first proper meeting today with our sales guy from DFH, and it was really good and he seemed accommodating for everything we wanted to change. I had already got my own soil test done, and based on that he was able to give us an estimate for the site costs. He thought around $6K which i thought was pretty good compared to alot i've seen. He even said he would take their soil test costs out as a credit on the upfront 1000 dollar payment as I had got one done myself which is very handy. The only upgrades we will be going for will be stainless trough and bit of bench space in laundry, overhead cupboards in the kitchen, 900mm oven/cooktop, door through from garage and a few other small things. All in all should come in around our budget which is great, but I'm sure there will be plenty of things that will change that. So it looks like we finally have some movement on site!
