I was thinking that the builder will deduct the penalty amount from the final invoice due to going over the completion date by 7/8 weeks. However, invoice doesn't reflect that. Any idea when will they pay back the penalty? Re: Nearly there 7Feb 16, 2011 7:31 am I'm not 100% sure, but I thought you had to pay the final amount in full, then they calculate the penalty from the day you take the keys back to your original contract date, and perhaps they reimburse you afterwards? Ring the office and ask what the process is, as you dont want to be waiting too long. There's nothing about it in the contract, other than to say what the penalty amount is per week. Dont know whether is it normal? The SS said all the electical items check and tested and will provide compliance certificate at handover. There was no light. So I asked them can I use my own light to test? The handover guy (The name starts with J) said all electrical items tested and they will issue a compliance certificate. Dont know what does it mean. I asked him to give the window key so that I can check whether the locks working properly. He said the keys will be given only during handover. He also said remote control garage door, heating cooling and hot water system will be installed same time together with the appliances. Its difficult for first time builder to know all these. Did they paint your lintel? They told me H3nl3y dont paint the lintel. Another stupid things we discovered during PCI was some birds feather was drpping through the cooling outlet. Seems there is bird nest inside the roof void or inside the cooling unit. Also got New home inspection (Kevin) to do an independant inspection. Waiting for his report. The H3nley guy tested our lights, going through the rooms with us one by one, with a globe they supplied. Re: Nearly there 12Feb 20, 2011 9:05 pm I took along light globes (incandescent, not fluoros) and tested all the lights in my house, and looked at all the paintwork with the lights on (they had installed the china-mans' hats plastic shades). Our lintels are not painted either, except where it butts up against render or a painted door. So all of my windows and the garage door lintels are bare. It's the same as all their display homes...if you look closely! I don't particually agree with it, but it's just what they do, and unless you know that they don't 'normally' do it, you wouldn't think about including it in your contract, assuming they were all painted! We only have one exposed one above the alfresco doors. It's not painted so the steel is exposed. It's a bit annoying as there's numbers written in permanent marker that I haven't bothered to try and remove yet. Even for pain work they asked me to look straight not from side. If I look from side I can easily see paint brush mark even without using any light. One of my lintel above upstair lintel has my house address written in red color. Re: Nearly there 16Feb 20, 2011 9:39 pm I had all my lintels cleaned before handover, after I mentioned to my SS that they looked crap with all the writing on them. I believe they may have used a graffiti remover. I even sat on the loo and looked around the room and noticed paint stuff ups that they fixed. As that was the sole purpose for being in the powder room! I wouldn't have noticed them if I was just standing... I don't know why they didn't allow you to use any lights.
