Browse Forums Building A New House Re: Bought a block in SA- now to find a builder! 41Feb 27, 2011 4:17 pm We've built in the Settlement with Fairmont and will hopefully have handover in a couple of weeks. We've built a custom design as we liked AV Jennings, Hickies and Dechellis but to alter their designs would cost way too much. We are quite happy with the quality so far, the communication is a bit poor and it has taken a really long time (we signed in sept 09!) but I think you can have problems with any builder. I wouldn't touch Format, but thats just from word of mouth comments I've heard. Going with a custom build meant that he could base our price on their plan with the lowest price per square metre and that saved us quite a bit. We went through 10 quotes with him because we had a strict budget and ended up with a 185sqm with 9foot ceilings, double garage, heaps of cupboards (I mean heaps!) big rooms etc for $169K. We're stoked. I'll pm you our sales consultant if you want, he was very patient with me and he's really experienced. Not at all pushy, in fact I complained to my Mum at one point that he wasn't forthcoming enough with ideas, but he kind of let me go on my way and then tied it all together at the end and gave me awesome suggestion to tidy it all up, like adding a couple of bulkhead etc, so we get symmetry and nice finishes. omg I just can't wait to be in! Deb https://forum.homeone.com.au/viewtopic.php?f=31&t=43937&start=0 Bought a block in Golden Grove - Jan 2011 Finally finished our design, Mar 2012, *yay* Signed with ADH council consent June 12 Re: Bought a block in SA- now to find a builder! 43Feb 28, 2011 4:31 pm oh ok, if you have any drafting questions i am happy to answer them as i do my own drafting. standard sizes etc. some tips outside walls 240mm front garage wall or rear if a garage door is 350mm internal walls 90mm round up down external wall lenghs nearest 100 is an easy start but some draftees will round to 110mm there are stand and min sizes for rooms such as toilet so just ask i dont mind helping. some builders use 75 mm internals , but draw in 90mm as they are basically no good. you should complie 2 lists for specs as your going,minium must haves and a wish list , not just one list , this will help you stay on budget. We have started a list as you've suggested and prioritised using H,M,L (high priority. med and low priority) but I expect these will change as we progress. -Deb https://forum.homeone.com.au/viewtopic.php?f=31&t=43937&start=0 Bought a block in Golden Grove - Jan 2011 Finally finished our design, Mar 2012, *yay* Signed with ADH council consent June 12 Re: Bought a block in SA- now to find a builder! 45Mar 05, 2011 4:28 pm anothe rtip for deciding on your builder is ask what the range of selections is like even ask for a list of brands , bricks included is a great way of determing what kind of buider they are , for example many buiders will only include say 6 really ugly bricks then there is upgrade groups etc. a good builder will have at least 12 or more and they should be able to tell you what they are so you check them out,(no point in a builder being 2000 cheaper if there bricks selections going to cost you 3000 more ... also asking to there selections centre will sort out the cowboys from the genuine , if they wont show you you can assume the selection centre is where they are going mark up there quote - as many have really low quality stuff included like beige taps etc. buyer beware before a contract. Re: Bought a block in SA- now to find a builder! 48Mar 09, 2011 11:46 am confused about six star, well just ask thats what this forum is for right?. i could talk all day about energy rtings but dont worry i will try with a couple easy tips try and get the larger glass windows of say your family room(living areas) facing north (winter sun hangs in the north sky ) try and reduce same windows on the west side summer sun hottest in the west -afternoon sun. ignore bathroom windows thats the simplist way i can word it , but that is really simplified. a reputable building consultant should be well trained in this field and be proactive in design otherwise you will end up with large variations as r6 is compulsory. The aggregate conductance of the glazing in each storey, including any mezzanine, of a building must be calculated in accordance with the following formulae – [(A1xU1) + (A2xU2) + ......] / [(A1 x SHGC1 x EW1) + (A2 x SHGC2 x EW2) + .......] Where A1,2 etc = the area of each glazing element U1,2 etc = the Total U-Value of each glazing element SHGC1, 2 etc = the SHGC for each glazing element E W1 W2 etc = the winter exposure factor for each glazing element, determined from Tables H.13(a), H.14(a) and H.15(a). It also depends on what you are building and who with. We are doing a custom build with a small builder so no show homes etc so it is good to have someone to pull it all together. We have been going to show homes for ideas on what we would like in our new home and also to get an idea of dimensions for rooms. but do not go by his ok in the settlement you must do a council check, so you need a site plan-your drawings showing block dimensions and how it sits on the block with measurements to boundaries you go to ttg and ask to see a planning officer i would normally do this but client can show them site plan and basically ask there opinion things that you need there opinion on are side setbacks, front setbacks and rear setbacks - the building envelope you got with your land does not count in the settlement... because ttg are um i have edited this -(particular) private open space is your block flat because there is very specific requirements if you have a slope maxium retaining walls and maxium driveway slope and transitions is it a corner block? so assuming its fairly flat you want council to ok all your setbacks and private open space regardless of you envelope plan.- advice specific to settlement - Re: Bought a block in SA- now to find a builder! 59Mar 14, 2011 8:59 pm dreamcometrue Hi Crow It sounds like you have narrowed your builders down to the one now. My advice is to get on to sorting out what you want to build as soon as possible. We settled on our house to demolish the day before we sold our previous house at auction and it has taken nearly 9 months to get ready to start building.
