The block is mostly flat where we will building and is an exact rectangle. It does slope to the back but shouldn't require a high retaining wall as it slopes up over a long distance. We plan to do a stepped garden area there. The drive will be flat. We shouldn't have a problem with private open space as the land is over 1/4 acre. We know we have a setback from the two side fences due to tree overhang - 8m from one side and 4m from the other. According the building envelope the house needs to be 1m away from fence (single storey, 1 1/2 double) - I guess that means the eaves of the house. At the Settlement, GG, there is no building without approval from the encumbrancee even before going to council I don't mind talking to the sales consultants but there are so many show homes to get through and so few hours on the weekend DTC, I reccomend the following: a) if you are going to take your plans to a builder, dont worry about encumberance (unless you are specifically designing the facade - is it just the floorplan ?) as this is what you will be paying them for b) you mentioned in an earlier post you dont want to contact a builder until you sell your house. Also suggest you start this now, masssaging a floor plan built from scratch can take a lot of time, may as well start this process now. Most of the main builders will work with you for free (up until a set point in time....) good luck ! Why are priates scary ? Because they yaargh.. I assume they would have to be done before seeking a private builder as they would just build from the plan. you can get a price guide from the work you have done deb so that would be the first point because price will have a major influence on the builder for instants the builder i worked for previous to the one now would have around 50 - 60 thousand difference , so what happens people start with those builders and obviously some stay and then the cycle starts of comparing apples with apples and then the discovery that there is actually a fruit salad out there , and then finally getting the best value - this process can take a couple of months alone . some builders take a couple of weeks to quote each time i can help advise on sorting apples for apples - its tricky stuff with lots of lurks i still keep discovering more lurks - its the market getting tighter i guess causing builders to quote with pc sums to keep the quotes down, these sums are adjustable variables and are simply changed later during the build. (edit: I didn't think my last post worked but there it is!) Philip, your advice is welcome and you can PM if you prefer. I am thinking small local builder, mainly as I think it is easier to go with what I want and not what the builder wants me to have. You have opened my eyes to the PC sum stuff along with experiences of others here, so that is something I will be looking out for. I know we are taking our time with the design which means it'll be longer before we will be in the new house but we are not in a hurry. But in the end all the visits were worth as we got the place through council in the minimum time. MR.
