Have you looked at blocks yet? And how much this will cost you? You need to factor that in first and then look at houses.

Budget around 10-20% extra on top of the base price of the house.

I have been mainly looking at House and Land ad's combined by builders etc

But I think for what I want Id need a block about 325 sqm

And a house about 15-17 sq - Will this leave me a little backyard space. I just want enough to have a table and bbq incase friends come over

Is there any tools online where I can work this out to be sure

Find the house first in that case. You'll need a frontage of 10-12.5m for that sized house, will be about 30 deep so you'll just have to read the measurements on the house to see how much backyard you get. Take a look at Nostra. They build houses that for those sized blocks.

If you're simply looking for a cheap block of land to put a house on then Riverwalk probably isn't the best place. You do spend more money to build there because of the requirements and if you don't care about having those things in your build then you're best looking at estates that don't have requirements or as many. Apart from the fact that you get a well built house in Riverwalk the best thing about it is the community, we are all really close so if you're looking for something like that it's worth the extra money.

Well I like that area though, so thats why I am looking there. Close to freeway, on the better side of the railway lines

I have my eyes on a particular block
I have a pre-approval of my loan but nothing official yet

What is the procedure of securing that block I want?

I want to also check if its nice and flat etc to first

Should I get someone to inspect the block?

Go to land sales and speak to Brad. He will explain everything and give you a contract that shows you the specifics of the land.

Just recently put a holding deposit on a block there (stage 9). Just wondering if this area was also the old farmland it used to be? Did any people here in the earlier stages discover any nasty additional site costs suprises such as rock etc? thanks

Does anyone know any builders who do fixed site costs in Riverwalk estate?
Spoken to a few builders
Henly and Carisle dont fix site costs in this estate
Couple of the smaller builders do

Just want to know if there is anymore

How did you go finding a house and land package for that price? I would think your chances would be quite slim...especially considering the price of land in Riverwalk...

try home buyers center . cant imagine they would be much more than your budget.we are building in stage 2 and land was just off 200k guessing its going up especially with the park open now,gives the area a nice lift

who will be likely to rent in werribee normally?'I'have been thinking people who works in werribee plaza, hospital, uni..and esp airport..

Not any rental properties in riverwalk at all. Maybe 2 out of 80 homes. Try Wyndham vale.

Hi guys

I'm new here and thinking of build a house in riverwalk, now just got few questions here hopefully someone could help me out with:)

How long in general it will take to build a house in riverwalk from the day sign the land purchase contract with developer to move in?
(I allowed 6-7 month building time)

Is there any good childcares and schools around?

How's travel condition like to CBD in the morning/evening both by train and freeway?

The build time is completely on your builder. Has nothing to do with the estate unless you're waiting for a block to title.

There are heaps of schools and child care within Werribee. Riverwalk will also start building a public primary school in the next few years.

On a weekend when there is no traffic you can be on the westgate bridge in 15-20 minutes. On weekdays with peek hour it's a completely different story. Sometimes you'll have good runs in and sometimes it's like a car park.

Welcome to Riverwalk. We do have a facebook (Riverwalk Werribee Community) page for you to join where you can ask question like this.

First of all it depends on what stage you are building in. If you are building in stages 1-7 unfortunately you've got one of two providers you can choose from (iinet or iprimus) these stages are Fiber To The Home (FTTH) if you are building in stages 8 or above this would be the NBN's fiber to the node. So you have the world to choose from. Any provider that supports NBN.
