Browse Forums Building A New House 1 Feb 08, 2011 3:24 pm Looking around the two storey display homes here in Balwyn Melbourne I found that a lot of the houses I like have voids or areas where the rooms (usually a hallway or lounge are two storeys high). Examples are the Comdain Urbayne 110 and Bellemore Montage. I know that it is not efficient but I really like the look and feeling of space it gives. Most of the builders seem to quote by $/square, but does that include a void (that is, is the void counted twice). Does anyone who knows anything about building know if they are expensive to put in or not? Re: Do builders charge for voids. 2Feb 08, 2011 4:21 pm Houses aren't just priced on a per metre rate. As a very basic rule of thumb you can apply one, but the house is priced on what it actually costs to build. A void should ultimately cost you less as you are saving on material and labour costs for what is left out. There are some extra costs such as scaffolding it out during construction, you may require more ballustrading than a house built without and dependant on design possibly more engineering (though unlikey) My house I'm building has a large void over the entry. It is going to cost me more for air conditioning and I lose about 6 square metres that could have been used as floorspace, but I wouldn't be without the void as I think it really adds to the house design and feeling of spaciousness. I'm owner building and know that it is costing me less to leave the void in place. Remember, sometimes it is the space you "waste" that makes a house something different.
