But I was also a little nervous - it's ladders I don't like. But with the scaffolding it should be easier now. Been a bit clumsy since being preggers, so probably best to wait for now. Forecast isn't so great this week is it, but then it wasnt for the rest of Feb either so who knows. Hope they get it on. They've already warned us that the renderers are tied up until the beginning of march. Was thinking about your brickies....do you think zen need a bit of a hold up before they do the next thing because the next thing isn't ready - so they're stalling a bit...? Maybe your right, maybe they havent ordered the roof tiles or something Still if that was the case it would be good to know. (You are due in June, right?). As for stalling / excuses for next stage not being ready... I have wondered about that. It took forever for our site cut with all sorts of rain reasons (when we didn't have that much rain here) then it turned out our CC was only done the day before site cut, and there was a problem with HWI insurance, so I wondered about delays covering other stage issues too... I reckon with gogo's though it is just slow workers but it seems very careful workers, which I think in the long run means better quality and no need to redo so that is a good thing. I couldn't believe on the Masterton thread how many brick walls were taken down and done again due to poor workmanship. As for delays, yep seems to be the same here, being told things are done when they are not, hence not knowing what to believe. As for our scaffolding, apparently it is Matt's cousin or something, they are not allowed to work on a Sunday so I am surprised he has done it, we met him on Thursday when he was delivering some of the scaffolding and he said he would put it up on Sat or Monday. Funny thing was he was delivering at 6pm, and mentioned he was worried he had got caught out working out of hours There choice Isuppose. I wouldn't be surprised if they stall on purpose sometimes (all builders) if they know something else isnt lined up for a while. Mind you, I'm sure they want their next progress payment too. We have one due for the bricks and then will have another one when the roof goes on. We have another payment due when bricks complete and then when the roof is complete. The payment schedule is quite front loaded, so lets just hope work doesnt stall.... Lovely Victoria has legislation in place restricting payments. (They also have legislation for wrapping it seems). In Vic they pay: 5% Deposit 10% base 15% frame 35% lock up 25% fixing 10% final payment Whereas in NSW people typically pay 40 - 45% by frame. We just recently renegotiated ours so 44% by frame. Still not ideal by Vic standards. But I should add we are then 61% at brick and roof, so we have spread the risk out that way. The big payment for us is 31% at lock-up and internal linings. It's a tricky risk balancing exercise. Basically we just want it over with ASAP so no need to keep worrying... The main thing with alarms is you have to get a good system, one that covers all the entry points of the house. Also, ensure that the system you get is a good one, so that your alarm doesn't go off willy nilly & if someone breaks in & it goes off, your neighbours don't think it's just going off for no reason. It also has to have two modes, one when you're in the house ( that is it covers the doors & windows but infra red beams aren't switched on ) & one when the house is empty. Do your research on the net as there are many many systems out there depending on what you're looking for & don't just take what the builder offers you. One more point, if you have an alarm put in, insurance companies take that in account when calculating your premium. We definitely want one but just aren't sure whether we should go with the one the electrical guy is pushing or look around and do our own installation later. He is recommending a Bosch system that would cover all entry points (we would probably need to upgrade to pet sensors) and have different zones (so you can have downstairs on whilst you are sleeping for example). Nina as for alarms, I started doing some research but since found out we will need a monitored system (GIO wont cover over $200k contents without a monitored alarm) will check other insurance companies but it may just be easier to go the monitored, still need to discuss that one with the builder. I think we get a Hills alarm though, will have to double check the tender. I know you and your flush mount so thought you might be having these...? We were going to get them but quote has come back as 1000 bucks a pop so not sure we can justify it now as we need to cut back somewhere. Plus the electrical guy recommended installing an exhaust fan as well as them as the fan isn't that great on them - so even harder to justify. Looking through ugly heat lamps now..... Fascia and gutters went up yesterday, could this mean a roof tomorrow perhaps? Processed a brick payment today, ouchee. Still working on the water connection, costs going back up again but hopefully not as far as that first quote. A few more builders to contact still. The guys we've been talking to want 100% payment up front which I feel very uncomfortable about...but they seem to want the job....Need to see if they will budge on this. The 8% is at handover (ie. after completion. No separate stage for completion. Original schedule had 2% for handover). we are also getting those heat light things in the bathrooms (that's what you are talking about, right?). Rather than just exhaust fans though, we have included ducted exhausts for all three in our Tender (a tip from the Masterton thread). A bit nervous to make sure it actually happens, meaning I wanted to draw it into plans but was told that all gets done down the track.
