Who to call? Builder? Insurance Company? A tradesman at my own expense ? It is going to rain all day today/ tomorrow.. and the water is coming out of electricity point (light globe) Would appreciate advise from the experts plz. Don't touch the light globe, for safety's sake switch off the lighting circuit breaker, use table lamps etc. your power sockets should be OK... call your insurance company, call your builder. Check gutters and valleys on roof for debris, as a last resort call a roofing plumber. Don't bother calling insurance - unless the leak in the roof was caused by an insured event, it is not covered. Sounds more like the roofers didn't do a good job -> go talk to your builder. If so, it'll be a result of the excessive rainfall, not a building problem. We had the same thing happen just short of 12 months. When so much rain falls in such a short space of time, the stormwater system simply can't carry it away quickly enough. The spouting backs up and overflows back into the roof. If you have eaves, the effects may not be so bad (apart from wet insulation and soffits). If you don't have eaves, the water will find its way out via the lowest point, which is light fittings and fans. Some will soak through plaster. Some people have had ceilings collapse last night and this morning. Call your builder - you're due for a maintenance check anyway. You have to realise that they may not be able to come out immediately anyway. All builders' maintenance teams will be inundated with calls thanks to the rain, plus every plumber in Melbourne will be flat out, so don't be surprised if it's a while before there's any action. As long as the leaks are minor, the plaster will dry (ask what to do about the insulation) and any damaged paintwork can be touched up as part of your normal maintenance. This certainly doesn't look good. I would be engaging with an independent inspector to have a look at this.
