I have read numerous posts on this forum and seen different quotes of "$1000/sqm" and such thrown around but I am having difficulty trying to get a real idea. thats the ballpark, then add $20-30k site costs. if you want anything beyond basic in terms of internal finishes, etc, the sky's the limit. eg. nice kitchen/bathrooms, skylights, appliances, a useful quantity of downlights, etc, added over $60k to our house price. Quote: can it be done for $430,000? That is all the cash I have and I really don't want a loan, any loan, I've saved long and hard for what I've got there and am in a position where I can buy outright so I really wish to avoid borrowing. you wont get much for your money, though whether that's a bad thing or not depends on your tastes. unfortunately, the prices in the brochures versus the display houses they are showing off are a long way apart ... $50 to >$100k more than the advertised price. i can understand you not wanting a loan, but if its going to wipe out your savings, I'd reconsider. you'll need money for extra costs that may happen during the build, landscaping, etc. you could take out a modest loan with offset facility, and pay very little interest and be debt free within a few years AND get the house you want. I suspect the basic house being offered wont be, it seldom is for most people nowadays. I had a similar issue with my fridge not too long ago.
