They were soooo uncomfortable. and unless you fluffed them all the time (and there is no wife yet to do this the couch looked a right mess. leather....all the way for me. no fluffing, no food stains cos it just wipes up, unlike fabric) no cushions to move around and annoy me cos "i can feel the back frame" and always looks good...so if people ring the door bell you dont have to think "is my couch ok for them to sit on' cos it will be. dont worry..we all have to buy a no back couch in our lives....but it only happens once! and trust me, your flat mates wont be doing no fluffing, of that nature! Anyways, after doing some web surfing I rediscovered eBay! Found a cppl of sellers (both from China but I'll be on a budget by this time) and they have some great stuff. Exactly what I'm looking for. Also offer to have them framed and sent over. And to clarify, I assume that when they say "No Frame", they're talking about the wood frame that the canvas is wrapped around? Not and actual decorative frame. Would they post those without frames rolled up in that case? Having the most trouble with what colours to paint the outside atm but I've got a general idea of what i want and they should be able to help me out. Inside the house should be pretty easy on the other hand. Neutral colours, colourful furniture. Will keep ya's posted with selections over the next couple of weeks. Pre-start is on Monday April 4th! Can't wait!!! Were building in Newhaven Piara Waters with the land costing us around 235,000. Would have loved to have a plan like yours but were building within our budget as we don't want to be burdened with mortage, so were keeping ours below 400,000. We just got approved as well, were pretty much excited for the next steps. This is our first time to build also and were anxious on almost everything and hopefully I can get advice from this site. I hope that your process goes as smoothly as mine has so far. It really has been a lot of fun and can't wait to see physical progress on the ground. First one was from my Finance dude telling me it was approved and that I just need to sign the documents when I'm back in town. The 2nd one was the Settlement Agent saying they had received the Finance Approval too and that I would get my final Settlement papers in the mail soon to be signed and returned. In other words, when I get home thursday next week, I just have to sign on the ....................... and that'll be it! IT'S MINE! ALL MINE (Mortgage included )!!!! Queried my finance papers today and I've only been given enough for the house and land without any Pre-start allowance. Bugger hey. Small miscommunication between my rep and myself. Can't remember what we decided on at the time but I signed the contract without a Pre-Start allowance on it so that's it. I'm not too phased as I'm lucky enough to hopefully be able to come up with enough cash for the changes I want to make. Just going to forego the Caesar stone bench top I think. Bit excessive for my first home. At least my mortgage will be smaller now! Anyways, still signed the Finance Agreement and Settlemnt Papers and my money guy told me to call the settlement mob on Tuesday and ask to have it brought forward by 3 weeks to speed the process up. Sounds good to me! Snaggers Home: Dalyellup - PRESTART DONE! 57Apr 06, 2011 3:51 pm As the title says, I've done my PreStart. After a boozy night in Perth Sunday night, I got up early (5.30am) to drive back to Bunbury for a 9am Prestart. Was at it till after 4pm. Got most of it done but had to wait till Tuesday to get a couple of quotes back to finish it off. Made a few sacrifices as is expected to meet budget requirements (especially with no prestart allowance) but overall, pretty happy with the results. Had to sacrifice the Stone kitchen benchtop (expected that one), the window to stacker door conversion in the Family Room and Floor Tiles for Vinyl in the living areas and reduced electrical layout. Got my Ensuite upgrades, Internal Wall Painting, upgraded Bathroom Tiles, upgraded Blinds and Glass Kitchen Splashback. The majority of items sacrificed are more luxury items instead of value adding. In the case of the tiles, they can be done later if desired, and same with the electrical layout. I've done it now in a manner that I can come back later and finish it off with minimum conduit required in the build stage. The items I've kept (minus the Ensuite - thats pure luxury!) are more value for money when it comes to resale value. A good trade off for my first home. In total, about $17500 of upgrades which is still pretty pricey, but should be worth it. STOP PRESS!!! Watch this space for updates that could see a couple of severe mood swings!!! They're going a long way to helping me remain a little less stressed atm as I have recently got some info that would push a lot of people to some very harshly worded phone calls, but alas my settlement agent commented I'm being very calm so far. It seems there has been some misscommunication between the broker and the bank and a signiture was missed by our witness when signing our loan contracts so we will be pushing our settlement date very close. May have to pay my Stamp Duty upfront and then claim the 1st Home Buyers grant back after if can't be done before settlement. If the entire contract needs re-signing and not just the missing signature, then thats got to wait till I'm back from work next Thursday, which also happens to be the day it's got to be back in Perth HQ with enough time to process it for settlement. Catch is I live 200km from Perth so thats a 2 hour drive home, and a 2 hour drive to hand deliver it Friday morning (for personal assurance that it made it - don't trust Australia Post as much as I'd like to!). ****Insert Deep Breathing here**** To clarify on the Ensuite changes that I didn't compromise one, I expanded the shower to a double shower with an upmarket Hand-held shower head and a 300mm x 300mm Rain head in the cieling at the other end with no floor hob. My own bit of luxury, and also good for people with broken legs/ankles/etc who can't hop over the hob! This was a recent experience for me thus why I insisted on at least one hobless shower. I'm also considering of having the painting done by HBC, the thing that really worries me is that in the bedrooms, when you're painting and the carpet is already installed, hate to see paint marks on the edges.
