As with all other builders they don't rate too high with alot of people. Hidden costs, overcharging, dishonest, delays etc... aren't all builders that Anyway if you are building the Sherwood, please give me some info/suggestion/oppinion. I haven't come across anyone with info on these forums as yet in regards to that house. What stage are you at, have you signed or talked price with them yet? No dramas. there are many people on this forum building with them ( not the Sherwood though ). We start in July 2011. I am sure all builders are a pain in the ar$e - we previously signed with HH, but we ended up changing the design so much that the costs were well over expectations & that's before we even look at upgrading anything! In the end we walked through pretty much all the houses .. We just loved the Sherwood. The pricing once you include everything will exceed $460k+ - for us we're looking at around $520k... upgrades are more reasonable in my opinion than other things.. Site/Council costs/Mandatory costs are around $80k + design $250K+ = $330K+ before you start thinking abt all the other costs... - Demo (you will need to do yourself) - $10K+ - Driveway $6-10K - Carpets/Flooring $20K - Aircon $14-15K (3 zones) - Grand Alfresco/Extra Area internally = $15K - Upgraded Bricks $8K - Miele/Smeg Appliances - $10-15K - Kitchen as per display - $20K - Upgrades for Electrics PA $5K - Tiling for bathroom as per display etc PA $5K The costs mount - you need to know how much you're in for upfront.. I knew we'd hit $500K I've had a pretty good experience with Clarendon thus far; however, I am a little annoyed abt things like the mandatory things like stormwater/rainwater tanks etc costing more than expected; but I guess those are things they put in PA's for anyways.. We're building in Caringbah - what about you? We're pretty much building the Display but upgrading here and there.. I have heaps of questions: - Did all my prices seem similar to yours? - Are you doing face brick or rendering? Stack stone? (with C or after). I've upgraded to PGH Blue Steel Flash (8k) and we're going face brick - How much did you spend at Electrical Upgrades? Are you pre-wiring at all? The people thye use seem a bit expensive. We too upgraded our bricks with PGH for $7.5K we were debating between Blue Steel and Metallic Rust.. in the end decided to go with Rust because its a few shade lighter then Blue Steel.. its personal choice. All the display features on Sherwood 42 is beautiful but was out of our budget. We upgraded our Kitchen (10k+), extended downstairs study (abt a metre) (appx 3k) and turned 2 garage to 2.5. We spent about 8K on electrical upgrades mainly due to downlights and designer switch points. Our balcony will be rendered as displayed on Sunnydale at parklea. C told us they dont do Sandstone due to some internal issue they had at that time. We are thinking about stackstone but will make our decision once the house is built. Goodluck with your build!! That would have been a good investment + the extra size for the garage. I'm sure we could have done this too but we decided against changing the plans as we liked the house like it was. Now I'm kind of regretting we didn't do this.. too late now though - we're about to start! If only we'd communicated ealrier Anyways, did you go with Sarking? 2.8K seems OK but we only plan to stay there for 5 years or so, and touchwood nothing happens in that time.. I preferred to have the Miele Coffee Machine Which suburb are you guys building in? would love to see some pics! I'm so worried about the face brick as they haven't got any sherwood 42's built yet with Gallery Facade.. or have you seen one?
