Browse Forums Building A New House Re: Building our dream home.. walls no longer bare! 101Jan 31, 2008 10:58 pm Hmm ... I would be pursuing the overhang with the builder VJ (as you have done).
In relation to the 'knocked off bits' ... I know that knots do fall out of wood, so perhaps they aren't too much of a problem. We built a pergola out of oregon once and several knots had fallen out of the wood. I wasn't impressed but I understand it is common. Others on the forum with more expertise should be able to advise you. Good luck. Re: Building our dream home.. walls no longer bare! 102Feb 01, 2008 10:31 am hi VJ,
a mud room? that could be dirty ![]() ![]() I think i want one ![]() your home looks like it is coming along nicely. DeeElle, Yes, we already informed our CSR about it, but no response yet. Quote: In relation to the 'knocked off bits' ... Quote: a mud room? that could be dirty I think i want one ![]() ![]() ![]() i just got the name of the room from another builder... but that's actually not part of the standard plan. we've always wanted to have an area where you can store your shoes (i love 'em!) and hang your coats when you enter from the driveway. good thing it's easy for the Nevada garage to be moved to the left to make way for a mud room. Imagine, it's gonna be more than a meter in width and the length is as long as the garage! Lots of storage for my shoes now! ![]() ![]() ![]() ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! Re: Building our dream home.. walls no longer bare! 104Feb 01, 2008 10:09 pm We sent a follow up email to our CSR re: the issues with the overhang timber and finally received a feedback.
Found out that we have a new site supervisor starting today. They promised that we would receive a call from him next week (we hope so) re: the issues that we raised and to introduce himself. Our email was supported by photos and the building code that was not adhered to. According to our CSR, our new SS has already contacted the concreter to have the slab rectified. Hopefully we receive a positive outcome next week. Visited the site today........... but nothing changed. More udpate next week!!! ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! Re: Building our dream home.. walls no longer bare! 105Feb 01, 2008 10:39 pm Hi VJ, sorry to hear about the overhang issue... it seems to happen a bit these days??? I'm sure they will fix it, they are not going to risk having warranty issues like that...
I did notice it as soon as i saw your pics... i'm glad that someone picked it up....and that it is being rectified.... By the way we met our site super today.... i suggest you ask for a face to face meeting with your new one.... then there can be no misunderstandings.... My partner was not surprised when he saw it and I told him about it, but is getting dissapointed with tradies slapping things together. He blames the builders and what they pay their trades. In his opinion, if they were to pay the going rate, the level of quality would improve dramatically. Hi Phoenix, Long time no hear! ![]() Yes, we feel better now after learning from our CSR that SS had already contacted the concreter. Imagine, 25 years structural guarantee. Minx, Definitely, it shouldn't happen. Especially our builder, giving 25 years structural guarantee. Actually, it's the concreter's fault.. but our former SS should have seen it earlier (before we saw it) and asked the concreter to rectify it. Probably that's why we have a new SS now. ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! Re: Building our dream home.. walls no longer bare! 108Feb 03, 2008 12:32 pm I'm sure they will sort it out VJ. We will all have various problems along the way ... at least it has been picked up and is in the process of being rectified.
Our builder forgot to send power to the island bench in the kitchen so they are going to have to cut the slab to wire it. Better late than never. VJ, make sure you ask HOW it is going to be rectified.... Re: Building our dream home.. walls no longer bare! 113Feb 03, 2008 4:28 pm They can do it….they will have to form it all up and do a small pour by hand mixing.
That’s what I meant by the concreter *&^^%$%%^ ….he will have a fiddly job to do. Its the best way to get a solid support underneath, even if its as close as he can get the framework, doesn’t matter, the support is there. VJ make sure you get it in writing........ Issue with doors... 118Feb 05, 2008 2:04 pm We have another issue...
our SS called up my husband yesterday to inform us that the 2340mm high timber door to the HT area won't fit because of the bulkhead (?). SS was asking whether we want to change it to the smaller 2040mm door or make all the ground floor doors 2040mm to make it uniform. But..... ground floor has high ceiling and putting a smaller door wouldn't look good at all ![]() ok... we agreed today to have it changed to the smaller 2040 timber door. but after a few minutes, CSR emailed us with another problem... according to our SS, the pantry glazed timber sliding doors will have to be replaced with a smaller door too! ![]() so they were suggesting to change all doors to the ground floor to 2040mm. they are leaving us with no choice.... we don't like to change it... but do we have a choice? can you please advise us????? ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping! Re: Building our dream home.. walls no longer bare! 119Feb 05, 2008 2:15 pm We just wonder, how come they didn't see that issue when they were revising the plan?
The HT room, we understand, because originally it was the lounge area and there was bulkhead(?) on the entry area (we saw the photos that we took of the display home). For the pantry though, as we made it bigger by using up the hallway going to the laundry (and moving the laundry opening near the powder room instead), we wonder why it was also affected. We checked the photos and saw that the door used in the pantry was a high door. Is it because we changed it to a sliding door? I can't believe this is happening. Do builders have a right to change plans during construction? Can we still insist that was on the plans and in the contract? Please help!!! ----------------------------------------------------------------------------------------- Built the Nevada 42 Next project - landscaping!
