Browse Forums Building A New House 1 Jan 21, 2011 1:21 pm Hi There, My wife and I are in the process of trying to finalise a provisional quote for an Emperor Q1 with Henley. As part of their offerings we have found their prices to be quite expensive as opposed to outside companies who offer the same products... e.g. Air Conditioning, Electrical packages etc... We asked the question if it was possible for us to have our own electrician come and install electrical wiring for us during construction and also if we could purchase the air conditioning else where and have them also install it during construction.... In addition I would also like to do my own data cabling or have the electrician do it at the same time... Henley advised that they do not allow outside contractors or companies on-site during the construction period as it would void their warranty and suggested we get someone in to do the electrical wiring, air conditioning and data cabling post construction... Has anyone built with Henley and had their own contractors come in to do certain pieces of work during the construction period? If so, how did you get them to agree to let you do so? Also, as far as I am aware, Henley do not offer the ability to have your house custom wired for ethernet / coax to your specifications, which means if i have to engage someone to do this after construction, I would have to rip all the plaster and paint appart that we have just paid to have constructed! Any tips on how I can integrate this request into our construction period would be greatly appreciated. Cheers. Re: Henley & Contractors during construction 2Jan 21, 2011 1:46 pm This is a touchy area, as there are lots of legal issues involved. I think it best I send you through a reply via PM Re: Henley & Contractors during construction 4Jan 24, 2011 3:59 pm Hi cyberfunk, We are currently building with Henley, and were told by our administrator that "once the electrical rough in is complete please arrange for your data electrician to go through and do the pre wiring." So not sure what they are talking about. We also had leafbusters come and install gutter protection while the scaffolding for the bricks was up. Re: Henley & Contractors during construction 5Jan 25, 2011 4:24 am I know a few people who went with Henley and had Big Picture People come out after the electrician to do pre-wiring for the home cinema. Re: Henley & Contractors during construction 6Jan 25, 2011 8:42 am Speak to your site supervisor. We had to arrange the guy to do the phone wiring. We also wanted to do some extra plumbing onsite. We were able to do this as long as we didn't touch their plumber's work. Re: Henley & Contractors during construction 7Jan 25, 2011 8:55 am Just be VERY careful with work done by outside contractors. If that work is subsequenty 'damaged' either knowingly or unknowingly by Henley tradies, THEY WILL NOT FIX IT. I am still in the process of arguing my case with Henley, having been told 12 months AFTER handover that they will not have anything to do with an HDMI cable that was cut when they fitted a face plate by the electrical tradies when they should NEVER have touched it in the first place (not their job, and wasn't in the contract to fit a plate to it). IMHO, the less done by outside tradies DURING the build, the better. You can do as much as you like AFTER you have the keys. Henley - Wilshire Mk 3 ... I love my house!! Unfortunately I've also had to go down the path of the H approved electrical company to do all the data cabling, which is very frustrating as I have relatives that are certified cablers, and my OH and I both work in IT (can buy cable at cost price) We were told that we could NOT use other contractors due to H's insurance, and only their cabling guys are permitted on site. So we are getting them to do the bare minimum, ie run cabling, but don't terminate it, and only in the areas that we can't access after building, ie. the ground floor and between tricky walls. H's Emperor Q1 on acreage Site cut 16/6/11 Slab 2/8 Frame 29/8 Tiles 9/9 Bricks 13/10 Plaster 2/11 Fittings 28/11 PCI 19/3 Re: Henley & Contractors during construction 9Jan 25, 2011 3:14 pm Just make sure it's part of your contract when you sign, ie, we will build with you on the condition of.... As above they won't let you terminate it but our cabler did Cat6 and audio, he said no problems coming back to finish it as he has heaps of work on in the area. Still hasn't charged us also which is great. Also if you take the Henley smart wiring/optic fibre connection package just double check it's on your plans they kept telling us it was but never appeared anywhere. They then rang and said where do you want it We were looking at the Emperor series aswell, but they had the Essence Range which was basically the same finishings etc but only off the plan as there were no displays available. Saved about $30k and included the Alfresco so added a heap of upgrades. Re: Henley & Contractors during construction 10Jan 26, 2011 10:09 am SOS to anyone who can help me with my electrical enquiry. Details below: I am in the process of building the Trinity with Henley/Plantation .I am still at the planning stage .With the electrical appointment coming up,i have this query. I want to connect the computer (In the study) to the the TV (in the family area) ,so that i can watch movies/videos etc from the net on the big tv. WHat sort of cable do i need for the purpose? Secondly, I want to play songs from my collection on the computer(in the study),so that i can listen through the audio video amplifier(in the family room ).What sort of cable would i need ? The electrical company that Henley use has advised that I need 2 x CAT 6 cables. Would that be one for audio and one for video or do I need seperate cable if I only want to play songs from my collection on the computer(in the study),so that i can listen through the audio video amplifier (in the family room)? Do you also know if they normally leave the cables hanging out of the wall or do they finish them into a HDMI wallplate because I do not know how to convert CAT 6 into HDMI. Thanks in advance .Any advice will be much appreciated. 1 62025 i would suggest nothing is unreasonable for PCI. we did all sorts, including checking the hot water, checking all the GPO's had power, testing that the showers were… 9 98695 Just to makea point about this, an approach that some people have found sucessful in negotiating these rises down, Is to provide some workings to the builder, specifying… 4 81730 |
