Yes, will do Re: Building with DAH - N & J - Resort/Amari Mix 163Jun 06, 2011 6:41 pm OK, flooring quote - approximately 110-120 square metres kardean wide planks - $7,500. What do you think? I'm not sure you can shop around with kardean as there are only so many stockists??? We went out looking for bamboo and ended up loving the kardean (my husband informed me he had never liked the idea of bamboo!!!).... the price is far cheaper than bamboo, but still unsure if it just sounds good because of this or if it actually is a good price for preparing ground, supplying product and fitting and sealing. Any responses would be appreciated. Thanks Pops xxx Building with DAH - N & J - Resort/Amari Mix 164Jun 06, 2011 7:21 pm Pops, Kardeen is a great product but at the end of the day colour is what matters, there are 100's to choose from but the wear layers are pretty much the same. Try some cheaper private carpet places (not brands like carpet choice/call) they might do you a deal and try to pay cash or ask them for a better deal. Or see what other brands you like. Here's mine: (sadly it's not kardeen, it's kenbrock) I paid $3,000 installed & Mind the stools, I've redone them since! Would be great to get an idea of costings and contacts Thanks! will do, yet to receive it - but once it comes through I will let you know . I have no idea what it's going to come in at!!!!??? bit scary!!!! Pops x Re: Building with DAH - N & J - Resort/Amari Mix 169Jun 09, 2011 10:08 pm Popsicals So, the electrics quote is in, as follows: 56 downlights 3 bedroom oysters 3 kitchen pendants - fitting only 4 external up/down lights 1 LED kitchen - fitting only 1 LED theatre - fitting only $4,500 The electrician is providing the 56 downlights and 4 external up/down lights. We have cabling through DAH and junction boxes that we have already paid for. What do you think? Also, met with a landscape designer today - who I just love love love!!! Well I guess I should wait for the quote before I fall in love!!! Anyway, he has come up with some great ideas - we 'may' be having a herb garden, a vegetable garden and fruit trees/plants - so a real organic, simple garden that provides us with food - yum yum! I am waiting for quote, but he was great. Yesterday I was lost and now we have a theme for the garden! Our garden is going to have things in we can use for cooking!!! So so excited - lets hope its cheap! He is also quoting us for paving around pool and down side of house, for installing semi-frameless glass fencing, gates to side of house and front garden with postbox! I have no idea what to expect, apart from a shock I assume!!!! Pops xxx Hi Pops, Could you please PM the details of your electrician and landscaper- the price of your sparky sounds great. Re: Building with DAH - N & J - Resort/Amari Mix 170Jun 16, 2011 1:18 pm OK, another question Does anyone know the deal with fences? Our plot is the last to be completed. Our neighbours houses to the right, left and back have all been there in excess of three and a half years! So, when we bought the land we went to see it and the lady neighbour to the right came out and said 'you do know you owe us for the fences don't you?'!!! Nice greeting from a new nieghbour don't ya think !!!??? My question, should the owner of the land have paid for the fences? It is a private sale and the fences have been there for over 3 years and he has owned the land this long too? Should they have approached him or do we have to pay for the fences the neighbour has chosen? If we have to pay, do they need to show us the invoice they paid? At the end of the day, both us and the previous owners could have paid as I have no idea if they paid or not??? I know the payment would have to be at todays prices too... Does anyone know how long we have to pay this also? We want to finish building the house and get moved in before we even think about an extra bill and they havn't asked again since??? If it is our responsibility to pay we obviously will but just wondered if anyone on here knows a bit more? Thanks Pops xxx Re: Building with DAH - N & J - Resort/Amari Mix 171Jun 16, 2011 1:29 pm Hi Pops, The fences are already existing. You don't need to pay a thing. m.h. Re: Building with DAH - N & J - Resort/Amari Mix 172Jun 16, 2011 2:24 pm Nope, not your problem!! If they are going to get you to pay for the fence, they need to notify you in writing before they build them. Look at the council website. It will be there in writing - print it off and present to your neighbour Re: Building with DAH - N & J - Resort/Amari Mix 173Jun 16, 2011 2:39 pm Def dont pay!!! Your neighbour should have sorted that out with the previous owner... you bought what is already existing. Wow... nice way to meet them!! If the land was vacant when you purchased it then the previous owner didn't have to pay up and also because it was vacant your neighbours didn't have to ask about putting the fences up. I think you'll find you've got to pay but they will have to provide evidence of what they actually paid and it can't be a quote for what it would cost now. Go to the link below and this should explain it all. http://www.dhw.wa.gov.au/Files/Dividing ... _aug07.pdf Re: Building with DAH - N & J - Resort/Amari Mix 176Jun 17, 2011 6:26 pm Thank u everyone Well I phoned the original land selling company and they put me in touch with their fencing suppliers. It turns out that the land selling company paid for it. They paid for fence to rear and to right and gave me the lot numbers so the owners never paid for it. It was part of all land packages that the land selling company would pay to standardize the look of the street. If people wanted to choose their own fencing they obviously could at their own expense. I phoned the land selling company to see if they wanted the money and they said no they don't. They advised that they have the receipt for the purchase not the owners as the owners were never asked to pay. Ofvthe owners have replaced the fence then they need to prove tobus that this was necessary. They have said they will support us against the claim should it go ahead. I font want to upset neighbours do I will just be positive and ask them to provide me with the receipt. They havnt got this obviously so we will see what happens from there. They can take us to small claims apparently but only if they paid for it and the company assure me they havnt! I font k ow what to think! I think they are a little cheeky, but who knows they may still be entitled! Shame factor on them is high though!!! I couldn't charge for something I hadnt paid for. Than nos everyone, open to opinions...... Pops x Re: Building with DAH - N & J - Resort/Amari Mix 177Jun 17, 2011 6:34 pm Nice neighbours - NOT! It's a bit more than cheeky to try and claim half of something they didn't even pay for! Will ne interesting to hear their response when you ask them for a receipt. We checked the fence thing out thoroughly before putting it up. We are in a semi-established street in an established area (ie, not in a development estate, as such. Private onsell rather than through developers 'package'). North neighbour hasn't touched his land yet, nor has anything been submitted to council, so we can't ask him for money for our shared fence yet. South neighbour was about 6 weeks behind us, so we shared the cost and that one is all good. We do suspect that north neighbour may sell his block rather than build, but being in real estate, we will be keeping an eye out and approaching the agent who lists it to alert them to the fact that we are owed money for the fence. If the seller isn't prepared to add that as a condition of the sale, then we'll look into putting a caveat on the property so that someone has to pay us. If your land developers included the neighbourhood fences in their package, then your neighbour has no right whatsoever to claim anything from you! That is just plain crazy on their part :\ Oceanic with Nautilus upgrades.
