May have to go blinds I think. We have had our microwave forever too, it's our original that I used to heat my sons bottles of milk in - he's now 28! We hated the curtains when they didn't pull all the way back from the window, it didn't look right and what's the point of losing half the window? Have you thought about having a blockout curtain with a sheer curtain in front which will take up much less room than a heavy material? That's a good idea to put sheers up - blinds can be a bit sterile looking can't they? That’s about the same time it took to build the house! Yesterday we got a new kitchen mixer – it’s the same tap but from a different batch and we can turn it easily now. The maintenance manager came to finish off a bit of painting around the new kickboard in the powder room but the plumber wouldn’t come back to fix the grub screw at the back of the bath spout so he finished up doing that too! DH got a nasty surprise last week - he tackled the grout which was stuck on the grates in the ensuite, bathroom, laundry, toilet and powder room. Some of them were difficult to move ... anyway he discovered that in the ensuite shower someone had cut the the plastic waste pipe and left the cut offs in the downpipe so there was a lot of hair collecting there ... he had found the reason for the nasty smell we had noticed! He had to use a crow bar to get to the sharp edges and remove the hair and he was fuming at yet another example of poor workmanship / lack of care in our build. So disappointing .... To recap, here is a list of things that needed to be fixed after handover:- • Replace breakfast bar front (This was done within a couple of days of handover) • Main floor tile near breakfast bar proud (This was replaced twice) • Main floor tile chipped in rear hall way near powder room • Main floor tile to be replaced due to dark mark • Main floor tiles near front door and garage internal door are proud (We didn’t have these replaced – there were too many) • Ensuite nib wall, 2 tiles proud • Ensuite both sides of left hand side vanity clean grout better on join • Floor gates, all floor grates to be cleaned (We did this ourselves) • Main floor area in various places, grout has come out or has pitted holes in it, to be refilled (We are going to do this) • Window sills, render not straight. Render to be cut to approx. 10 to 20mm past brick viscoarse • Nail protruding from ceiling gyprock near first downlight/front door • Vanity tap not fitted securely in Powder Room • Hallway/powder room wall – paint touch up/repair (right hand entry lower) • Inside main toilet door architrave sand & paint • Sand & paint around light switch in hallway outside Bed 3 • Carpet bulging in front of Retreat doorway (This took 2 minutes to fix!) • Ensuite and bathroom floor tiles with silicone patches to be cleaned • Kickboard in powder room, silicone patches (This was so bad it was replaced) • Silicone work in various places in the house, e.g. powder room skirting, to be redone • Main bathroom shower recess, remove grout along aluminium edge and silicone • Main bathroom shower, top tiles, remove paint overspray • Family room, near air con register, re sand and paint previous repair work • Veranda tiles, clean concrete • Garage floor, remove paint/concrete • Family room window, transom sill cut too short at left hand side end (This turned out to be a fault with the window architrave not being straight which would have required removal of the window so we have accepted it) • Gutter on either side of front veranda cut too short and fixing of flashings too either side not adequate • Leaking gutters – left hand rear and outside home theatre • Front veranda, right hand side, texture coat has not been finished all the way to the corner • Family room / rear hall way square opening, right hand side not level with left hand side, to be rectified (We decided not to proceed with this and accepted it) We also had correspondence with the builder re Sewer Subsidence. When our paving was being done the contractor discovered subsidence where the sewer trench had been put in which went across the driveway. It took them 4 hours with a leg rammer to compact the trench with a couple of tonnes of rubble at a cost to us of $330. When we approached the builder for reimbursement they responded “The backfill of site trenches by the builder is solely to provide adequate cover to these trenches. Structural compaction for the purpose of ground paving etc is not part of the Builders Contract. We also note that over the time of the Building Contract and winter rain we had numerous vehicular traffic on the site and had no issue.” The last sentence is not correct as the sewer trench was completed on 24 February (which was after we arranged to have rubble laid in the driveway, on the 9th March the skip was placed in front of the house where the sewer trench was and remained there till the end of May when for the next two months all site rubbish was dumped in that area, so there was no access and therefore no compaction from vehicular traffic. When the Operations Manager came to see the problems with the house he laughed at the idea of the trench subsiding as “it’s never happened before” – if that's true then why did it happen in our case? Our Private Inspector informed us that it is the builder’s/contractor’s responsibility to compact the trench but admitted he could find no building standard to cover that. We have learned from our building experience that if we were to do it again we would be on site checking every bit of work that’s done – it seems to be the only way to guarantee that care is taken. Lack of communication during the build with the SS seems to have been the biggest problem with our build. We have been very happy with the maintenance manager though, he has gone to some trouble to ensure everything is fixed to an acceptable standard although it has dragged on. We are looking forward to getting the pergola finished this week (DH can finally get himself a barbie) and gradually completing the rooms as we find the right furniture/decorations. I bought some curtains already and matching fabric to make some pelmets but not sure yet what type of board to use. Hi Margie, DH uses MDF - a thicker size (1/2") for the sides and top and thinner for the front. He's also got a good staple gun from Bunnies ... it's a Bosch costing around $100. Im glad it has now been dealt with (although not the way it should have been) so you can move on and finally enjoy your home and make it yours! We used your inspector also and he was fanatastic, our SS even said he was top notch. Im sure he made all the difference in picking up exactly what should be fixed and how!
