Got the preliminary tender and so far the costings dont look too bad. So paid the $1600 to get the soil testing underway, now the waiting game begins... We are just about to start building the Stradbroke 279 with Coral. We have just ordered our contracts. I love the marcoola plan. We were deciding on that or the Stradbroke. We decided to go with the stradbroke because it has a more open feel to it. I love the Master bedroom layout in the Marcoola. As for site costs in the preliminary estimate, I am thinking it is rather high. Do you know if your area is known for poor soil and/or rock? Our allowance for site costs was $13000 but the cost in our tender letter was $8500. Fingers crossed the soil tests come back in your favour. We sent off the geotech report to coral which states its an M class site, just hope they get the same.. There are a few corals being built in our area and a couple of them are stradbrokes, the design does look really good as well.. We are in Brisbane and our block did not flood at all with all the rain we have had. I just want to get started. Are you making changes to your floor plan? We made heaps of changes to ours. We have just moved into our Coral Hamilton in Fletcher and I can't rate them highly enough... I hadn't seen the Marcoola plan before today... is that a new one? I don't think I had seen the Casurina either though, so I might not have been paying attention In terms of site costs, they originally estimated our site costs to be around $20K (plus basix and council fees) and they came in at $18,500, so pretty close - our block is classed as M/P and has a heap of rock. Once basix, onsite management, council fees and bushfire were taken into account as well, it came in at around $42k. Did the $32k they estimated for you include basix maybe? Are you going through the Coral office at Fletcher? We dealt with Karen there and loved her... she put up with every single one of my phone calls and emails (and there were a lot of them...) and was so helpful. Added 2m width to the garage, so another window goes in and the garage door is centered so it doesnt look out of place. Added 1.2m to one of the rear bedrooms to level it off with the alfresco then just some minor changes to the rest, as a main we really loved the set of the marcoola.. Hey Nic yeah we are going through Anthony at Fletcher, and having a look yes that does include our basix. Im hoping all goes well, i guess once the soil tests come back we will know what were up for .. Friends of ours just built the Hamilton in Heddon Greta, we went through it a couple of weeks ago and i really likes it. Stole some of their ideas as well haha. Nic, we are waiting for contracts to arrive. They should be here next week. And I loved the look of your columns out the front and have stolen your idea!! We aren't paying any extra for a facade so it adds a bit of character. Damien, we have upgraded a lot of doors and windows. I am drawn towards dark colours and am having charcoal tiles and carpet so we want lots of natural light. We built a house in NZ a few years back and went for dark colours and it was a very dark house. It was an expensive mistake. We have also upgraded all the insulation and am trying to get away without having aircon. Not sure what your site costs came back with the new tender ... but ours for the Noosa279 (increased to 286) was around the $25k on really crappy soil. The sales guy estimated around $20 or $22k I think, so I wasn't too shocked - thank goodness! ~ trying to build our dream home by the sea ~ Even if it's not being sub-divided and you want to keep it as Torrens title, you will still need to talk to a town planner or Council themselves, to see if they will allow… 1 6843 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
