As discussed, one of the main issues I have faced is the inconsistency with Mirvac and how they have enforced their guidelines and adhering to the MCP. A few houses appear to breach the front (4m) and rear (3m) set backs, yet have been approved. Mirvac also contacted me on Friday to seek approval for my neighbour who is applying for a dispensation to the council for a garage height that is exceeding the rescode. I could not believe Mirvac are now allowing people to apply to council for going outside the rescode, when I asked about this 2-3 months ago before we starting building, this was the response I got "As the MCP is registered on the property title, the requirements cannot be varied by Council through a report and consent process. It is concerning that Council have not advised him of this and I have followed up with our Council contacts to ensure the correct message is being communicated to purchasers calling Council with queries. Please note Council are not correct in their advice and that unfortunately, the 60% site coverage remains as a maximum. Just to confirm, the Mirvac Design Committee will not be checking site coverage as part of their assessment, however this will be picked up by the builder surveyor prior to a building permit being issued. I've just spoken to Council and they've got it all under control. The person he spoke to was not aware of the unique requirements for Harcrest. I've been assured that everyone is properly briefed now. Worth reiterating that it is not possible to apply for a variation consent through Council." When I asked Lunise about this on Friday 21/10, her response was useless and a bit late "I can't shed much light on this for you. I have been advised in our office that the MCP overrides res code. I would suggest checking with council before signing." Anyway, Bruno I was reading the guidelines and the 2000L rainwater tank is to be connected to all toilets. So even if the rainwater tank costs $2K, you'll still need to get a pump (approx $900), installation and labour which can cost around $600-$700. We had something that came up in the morning so we didn't get to go until in the afternoon. Hmmm... yes someone (was it you Tramsok?) on here also mentioned the red bricks being used. At first I thought they were going to be rendered but then I realised you couldn't have a 100% rendered facade. I've also noticed some of our neighbours didn't follow the policy of using flat roof tiles. Don't get me wrong I'm happy with what our house have but what's the point of having an estate covenant when people don't have to adhere to it? Because we're at lock-up, we can't see anything anymore without organising an appointment with our site supervisor each time we want a sneak peak. BTW, believe it or not but we've been given our PCI date of the 25th of November. Holy crap, I wasn't expecting it to be honest, I know they said they would try to finish it before the end of this year but I didn't really think it was achievable. Hi Tramsok, Good to hear that your house is coming along well and on target. I beleive where the completion date falls before Xmas, the builders generally speed it up to ensure that everything is complete and handed over well before the Xmas break - brings in the cash and reduces risk/responsibility of holding a completed house. It is where the completion falls after Xmas that they drag their feet. Good on you. You should start organising for your driveway and other basics to ensure that you dont get caught out in the Xmas break. I am yet to meet my SS (we will be completing framing some time next week). I hope he organises an inspection post frame stage and will get to establish a good line of communication. I have been advised that if you are not happy with the work, then you should not pay, therefore your builder will ensure that the parts which you are not happy with will be completed. Message for all, I was at the Harcrest office the other day and picked up a copy of the Design Guidelines. I noticed that this copy was different to the one I previously had, and noticed that is was at version 2 (dated October 2011). I found a few slight variations to the new guidelines published. Maybe worth looking at these. We have currently completed lockup, but do not have a completion date from the builder yet. They were pretty quick to say they would rectify it, so it didn't hold up payment or progress. You may want to check your contract also, not sure what position you have on withholding payment as they still may have the right to charge interest on late payments irrespective on issues found during inspection I hope that helps! Quite a lot of minor finishing issues which I have been assured will get addressed prior to PCI Is anyone planning on getting decking done? The sparky has installed halogen downlights throughout our house intead of CFL downlights, so now waiting on what Carlisle Homes intends to do to rectify it - a bit of an issue as I would imagine it would a pain to swap them all over. We also got 1300 Driveways to come out to do a quote for exposed aggregate. www.1300driveways.com.au We went to Mentone pre-mix first to see the range and samples to help us decide which finish we'd like. Driveway costs around $110 - $115 sqm, but we're also planning on getting the sides of the house done and due to access etc. that ended up costs around $140 sqm. At the moment the sides and back of our house is like a mud pit with the amount of rain. Also started getting quotes for fencing. Guys from Taylor Fencing came out to do a measure and quote www.taylorfencing.com.au Still waiting on a few more quotes. So got my neighbours numbers from Mirvac and gave them a call, so I hope we can all agree on the fencing as I don't want to be living in our house with no fencing and our neighbours builders looking in and throwing their rubbish into our lot.
