Browse Forums Building A New House 1 Jan 16, 2011 8:25 pm Hi all, I'm new to this site and new to building We are in the process of organising our finance, looking at blocks and display homes. We have found a block we are keen on in an old beach suburb in WA. Before we put an offer on it, we wanted to maybe get some input and advise from people who have been there, done that. The block is about 839m2, nice rectangular shape, 19m front, it slopes down in the last 2-3m, but is pretty level at the front. We were concerned about siteworks as we don't even know a ballpark figure and the block requires septic, which I heard can make difficult to find a builder. We quite like a plan that Celebration Homes have, but have to wait to hear if they will build on a block that requires septic. I think this is the start of many stressful moments We really want this block!!! It's so hard to find the big ones at a decent price, but not sure it's worth it if it's going to create too many hassles. We would be grateful for any advise anyone has regarding siteworks, septics and what builders build on blocks with septics. Feel free to offer any other advise you think may be helpful. Comparing the specs etc. Going around the homes and comparing the 'specs'list over a coffee definatley can lead you towards the right builder and then the right $$$. Also at those initial meetings I would ask for as much as I could. Just before we signed a Planning contract I asked for 50% reverse cycle air con. Saved a packet. I also asked a lot to do with their proces.. How many weeks will initial plans take? How many days (it should be days) will slight changes take? How long will my pre-start costings take. Time lines were important to me - but others on here might have other ideas. Our site works was $19k. We don't have septic though... that was with a slight retaining wall down one side of the property. You could do a serch of the forums to find someone who has. I would assume the guys who build in the hills require septics. Also, if you want to think about getting an individual desgn. There is a place called the design mill - when we first approached her you had to pay separatly for plans and then the build which didn't work with our finance. She has a combined cost now. Her plans are from $1200-$1500 pre sqmt... it gets mroe expensive if you want 2 story.
