Browse Forums Building A New House 1 Jan 30, 2011 11:20 am Hey everybody, I am completely new to this site, accidently stumbled upon it while at work! Just wanted to get some opinions and information from anyone who may be able to help a solo home builder. I have signed up for a 399sqm block in the new stages of The Vale in Aveley and have customised a designed from WA Housing Centre based on their Oasis Promo design. My block is actually a funny shape, kind of a corner block which is wide at the front but very narrow at the back. Basically I just wanted to find out if anyone has/had dealt with WA Housing Centre? What are your thoughts on my home design? as well as any ideas about what I should do with the rest of the block? Also, would any one have any idea about what kind of costs I would be looking at for rear landscaping and internal painting? Thanks people! Looking forward to reading all your replies! We signed with WAhousing also. I must have talked/dealt with every builder in Perth, and what I found was that there was little difference between 90% of them. In the end, what won us over was the house design we chose, and the fact that the rep we dealt with was happy to make any changes that we wanted, and didn't hassle us at all. I reckon I am a high maintenance client and our rep got back to us in a timely fashion all the time. Having said all that, there were a couple of other builders who had the same ethic as well. So far I am satisfied, but..... my build hasn't started yet, titles in April (like you also I think?) so I guess we will see if there build standard is just as satisfying! Later, Gripey Dad Re: First Home Builder - The Vale - WA Housing Centre 3Feb 13, 2011 2:05 pm Hi Paulzie, Your plan looks good and fits on the block nicely. My only critisicm is that you have to walk through the study from the entry. My study is usually the messiest room in the house with computer cords and paperwork everywhere, plus I like the study to be quiet for my son to do homework etc. Being a thoroughfare, having the study at the front door may not be a great idea. As for your backyard I think the options are endless! If you have a look at Echo's thread (http://forum.homeone.com.au/viewtopic.php?f=31&t=25736), he has a really nice garden design and with your backyard being a triangular shape, something like what he has done may work in your backyard? Custom build Perth Thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=44112 Purchased block: May 2009 Building approval: July 2011 Bricks complete: Jan 2012 Re: First Home Builder - The Vale - WA Housing Centre 4Feb 13, 2011 2:45 pm Thanks for the feedback guys! It was the same with me dadsgripe, It was the design that sold me really. I was after a more traditional frontage style home that wasn't too big, since it is just going to be myself living there for the most part. The rep with WAHC was really helpful as well. I was originally looking at going with the likes of Home buyer centre or affordable living, but I didn't find them to be as catering for what I wanted. Yeah my lands titled in April also, im really looking forward to it! have you chosen most of your pre-start items yet? Dayow, I have the exact same thoughts about the study in the front, it was originally meant to be a home threater/lounge area, but the size was reduced for the promo...I was trying to get the size put back into that room but due to already having changed the structure so much, its not going to be possible. The idea I'm trying to get in now is the possibility of having a half wall from the entrance to around 1m up that room, just to give it that seperation but still not closing the room off completely, just waiting to hear back about the price of doing that. Echo's garden design looks really nice! not sure if it's for me though. I was thinking of maybe paving off that rear area and setting up a small outdoor kitchen. then grassing off the area down the side? argh! i cant decide haha. Re: First Home Builder - The Vale - WA Housing Centre 6Jun 20, 2011 6:36 pm Hey Gripey Dad! Your spider sense must have been tingling! I literally have just received word that titles have now been issued! (THANK GOD! Seeing as they were meant to be released back in April). Apart from that everything else has been moving slowish. I am currently just going through my pre-start items, as I have my interview next week. Once I get final plans, I will upload along with the elevations and everything! Good times! How is your build going? any updates? Re: First Home Builder - The Vale - WA Housing Centre 7Jun 21, 2011 12:05 pm Very cool, I reckon we must be in the same release in Vale! as I just got word that titles were supposed to be issued last Friday. Going to Prestart late next week, we have sorted everything except for the gas and electricity acc. numbers, can't do that until we have the titles in our hands, but should be any moment now. How have you found WA Housing centre. We haven't had any real issues with them to date, more just myself being a high maintenance client I think! Like you, I will post some updated plans on my thread soon. Later. Gripes Re: First Home Builder - The Vale - WA Housing Centre 8Jun 21, 2011 7:20 pm Yeah we must be! Im in Stage 8B, where abouts are you? Same here, pre-starts Wedenesday morning, I pretty much organised everything else apart from gas! WAHC have been good to me so far, bar a couple of little things but like you said it mainly the high maintenance client hehe, since I'm doing it on my own I'm just trying to make sure everything goes smoothly. There was a bit of a scare when my sales rep quit the company but the two CA's ive been dealing with have been a great help soon. Well here's an updated image of my plans, as well as my elevations! let me know your thoughts.... Pre-lim. It's a small...forum. Any chance your sales rep was called Mat....? Not sure if I am aloud to say that here... House Plans are looking good, we had trouble with the Gas, they told us to ring back in 6-8 weeks! Apparently their system isn't updated or something....? Re: First Home Builder - The Vale - WA Housing Centre 11Jun 22, 2011 7:51 pm Oh yeah! It is, it is! (Which lot is yours?)at least we can keep an eye on each others lots! Yeah he was, he was really helpful each time i dealt with him. Thanks! hopefully it will all turn out as good as I hope! yours are looking good as well! Same here with the Gas, but they didn't tell me 6-8 weeks! they told me to call back tomorrow :S I'm not liking the sound of this. Re: First Home Builder - The Vale - WA Housing Centre 14Jul 02, 2011 7:23 pm Thanks Jardedlia! it sure was! now its back to the waiting game of developer and shire approvals Oh yeah! opposite end of me, im Lot 2254 and my bros Lot 2256! Prestart was good, only spent a few extra thousand, got everything I needed and only some of what i wanted, but still in all I'm happy with my choices. Completely threw my original color scheme idea out the window and went with something a bit more neutral! How did your's go? Have you had settlement yet? Re: First Home Builder - The Vale - WA Housing Centre 15Jul 25, 2011 3:28 pm Yeah Prestart was OK. Like you, spent a couple of thousand, still waiting to settle on the land, everything approved in principal, Bank dragging their feet, got a decent broker dealing with it though. Went out to the block on the weekend and WAHC have put up their sign on the block so am expecting things to happen soonish. As you stated, playin the waiting game now, waiting for approvals......... The suspense is killing me. Re: First Home Builder - The Vale - WA Housing Centre 16Jul 25, 2011 10:02 pm Ahh sweet dadsgripe! I was lucky enough to get land settlement just before EOFY, so just waiting on shire approval now! Got an email the other week saying the eave on my laundry is too close to the boundary!!! GRRR! waiting on hearing back from WAHC in regards to how they are going to fix it and how much its going to cost apart from that...im still waiting too hah! I did do a drive by your block the other day as well WAHC - The Vale - Slab's Away!! 17Aug 27, 2011 5:30 pm Hey all, Thought I'd post an update of where everything is heading at the moment with my build.
