Find some designs you like and talk to the sales reps. Each builder has a different promotion every month, but they usually work out around the same. However, it sounds like you're on track. Visiting display homes & talking to sales staff is the best way to start the process. What display homes have you explored so far? Does anything in particular grab your attention? If you haven't been already, you should check out our new homes at Saltwater Coast in Point Cook. Choose a design that is going to suite your lifestyle and how you want to live. Do you want a seperate media room, how many bedrooms do you want, alfresco areas? do you want a seperate kids retreat. Look for the layout that you want first and then worry about the promotions later. Perhaps even make a short list of plans that you like and then discuss the costs and promotions to decide which one you can live with Re: Builder Promotion Vic 6Jan 18, 2011 12:01 am I just wanted to add my two cents here- if you're on a budget then selecting a builder based on promotions and inclusions could be the way to go. Volume builders have so many different floor plans available that you're bound to find something you like anyway. Just be sure you are getting genuine value for money as it is no use selecting a builder with the best promotion if they have the highest base price for their homes. Carefully compare both standard and promotional inclusions amongst builders against cost and you shouldn't go wrong. And don't think one volume builder will necessarily build a better quality home over another. They are much the same and all it comes down to is the competency of your site supervisor and the trades he hires (bit of a lottery I'm afraid). Rudolf1980, that Burbank promotion is pretty typical. The only thing I thought was exceptional was the double glazed windows. Can't believe they don't include Caesarstone in the bathrooms though! And only a 600mm oven and rangehood?! When you look at the size of the homes, inclusions and extras for the space compared to other builders..... Burbank win hands down for me. Example is our home, base price is now around $257,800 for a 43 sq home.... would be hard to compare. We couldnt. and being 7 star.... thats a bonus. I did a 'walk through' with the sales consultant in the display home and she explained everything that was included and what was not. Very helpful, I would definitely recommend that possibly with a few builders but I knew which house I wanted.. I just had to chose what it was to look like after that! Thanks again it depends on the builder, i know we got our evap cooler included for free (as part of a promo) which you can also do with PD at the moment with the complete thing they are doing, we paid for the builder extra to do floor coverings as when we got quote it was roughly the same as what our builder was charging us to do it for us. We got carpet in bedroom, lounge, rumpus, the rest was hardwood flooring. Most builders depending on the month will run promos giving you something different all the time, sometimes fencing/drives are included, sometimes not. Our drive cost us an extra $1700. It's hard to compare the builders. Yes, I have a land and titled so I'm ready to build. $1700 for driveway sounds cheaper, is it a concrete? Who was your builder? I got a quote from one builder (which I like the floor plan), I added alfresco but the price given is without concrete flooring (will be an extra charge) and she confirmed no tiles for the porch area (tiles included for kitchen, entry and wet area). is it normal? Re: Builder Promotion Vic 18Jan 27, 2011 9:04 pm As i said this was 3 years ago, no i paid for concrete and they gave me a choice of about 15 colours not sure now though what is offered, i know they dont have a good deal at the moment, i got mine about april 2008, they had a similar one just end at Xmas not sure if they do it each year at the same times or not, cant tell you about the alfresco area, and porches, mine were included with plan concrete as the floor, we did plan to tile over them but being we are going to build again soon, its not worth it

And the majority of their kitchen designs have waterfall ends to the benches- I have an island bench so that means 2 stone ends yipee. They have a display in Alamamda and Williams Landing.
