Browse Forums Building A New House 1 Jan 12, 2011 11:27 am We are building a Mirvac home (Knightsbridge with study) at Spring Farm and wanted to know if anyone who has built with Mirvac can let us know an approximate time frame when the home might be completed? We signed the first contracts in July 2010 and final contracts were signed just before Christmas 2010. The lot was pegged last week and I just really want to know when we might be in? As we initially signed in July last year, we assumed it would be safe to say we'd be in by May-June 2011, but now I'm not certain. I have had some people say completion should be by April-May, but mostly people are telling us June-July. Any advice would be greatly appreciated. Thanks so much! Re: Building Timeline 4Jan 13, 2011 1:40 pm pace - what is in your contract? We had an 8 1/2 month build with a volume builder. At the end of the day you want a quality build, not a rushed one Re: Building Timeline 5Jan 14, 2011 8:36 am Our double story home has a build time of 301 days. I would expect all volume builders to quote a similar time frame. In saying that, its going to be roughly a 6 month build time from start to completion. So expect at least that. Re: Building Timeline 6Jan 14, 2011 10:17 am Thanks everyone for the words of advice. To be honest I'm not exactly sure what the contract says with regards to the actual building time-line. It seems to explain more about what is expected once you leave your initial deposit. From what I'm hearing though, builders often go over the date given due to weather etc, regardless of what is in the contract. I'll have a good look at the contract and hopefully I'll get more of an idea. Thanks again everyone and any more advice is always appreciated. Re: Building Timeline 7Jan 14, 2011 12:50 pm If your builder uses the HIA standard contract its Schedule 1 section 1. The builder is allowed to apply for extensions to the contact time for weather etc. But you need to agree to it. They will also allow for extra time in the contract Peroid. For my contract specificailly its 301 days including 10 for weather 55 for Weekends, public holidays, rostered days off etc 45 for "other" SO the 301 days is pretty safe. They should also have a clause where they start paying you if they go over time. We get $200 per week if this happens. They will take that off the final payment. Thanks for your reply. I will just wait and see I guess.
