Browse Forums Building A New House 1 Jan 09, 2011 10:21 pm Hi We signed a contract for statesman homes, we are building the Adelaide Mk2 split. Anyone here built with them & if so how did you go? When we signed the Sales person said worst case scenario was going to be $30,000 for footings. I budgeted that & now they have come back saying that it may be more like $38,000!!! I find it rather convenient as we got a special on that was $10,000 off the homes & now footings have gone up by nearly that!! The report has come back to statesman about the footings, just waiting on the final cost, eeek!! Our footings quote came in pretty well spot on, not much of a variation, if any. I found the pre-construction period very frustrating and drawn out. We bought land through them, and there was a 5 month delay in the titling of the land, so all up pre-construction was about 9 months. Once they released us to construction, everything happened pretty quickly. I'm very happy with Statesman, and absolutely love my house. Good luck with your build. Whereabouts are you building? He said our site costs would be $45K max and that is if we needed screw piles. Well when it came back we are over the $45K and without screw piles - we have regular concrete piers which are also only a provisional amount. I don't think the sales reps should be providing us with approxmiates, they should just say it needs to go to tender first! I was concerned that ours was going to come back much higher, because other people had had that problem. When he was doing our quote, our sales rep told us how good he was at quoting and how accurate he was, and he actually managed to get it right. I find out within the next week! Yes we love the house design! We are building at the point at Noarlunga downs! We fell in love with the block but we are a tad over budget! Our footings price went up but only by $800. They said they came across rock (I think perhaps the size of a golf ball as we didn't see anything crazy in the dirt left behind). We freaked out when they said the price will now go up but didn't give us any extra information. The Adelaide mkii is a gorgeous house. Good choice! Plans are in council at the moment so who knows how long that will take?? I'm hoping to get the ok by the end of feb but that is just wishful thinking Re: Statesman Homes 9Jan 10, 2011 5:45 pm My partner and I are building the Adelaide mk2 with statesman and are very happy. Our footings came in less than what was quoted. We signed on the 25th of may and the site supervisor said we should be in the start of February. All the workmanship has been good and any problems found have been fixed straight away. I can't wait to move into our big beautiful house!! Just leave yourself some money for colour selections!! If not, look for a block with less expensive footings - there are still a few good sized blocks left at Aldinga Beach and it's lovely down here. Our footings are about $22k which seems average for this area - it's pretty flat land.
