Now our builder's representative said as soon as the land has been released and he gets the compaction certificate there would be no need for peirs??? Is this Correct? Re: does a compaction certificate negate the need for peirin 2Jan 09, 2011 8:09 pm My understanding is that the compaction certificate just tells the builder how stable the land is where the fill is... compacted, as the name suggests. But I believe that piering is required anywhere where there is fill to the depth of the natural level beneath the fill, if that makes sense. Our builder did our cut and fill, and compacted it, but we still required 41 piers. The estate opposite us (other side of Northern Hwy) has blocks that the developer has levelled and retained, but any house being built on those blocks has still had significant piering on the fill side of the block. I leave you to fend for yourself, figure things out yourself. It's actually a bit different to a standard cut and fill done by a builder, that would then require piers, we found out about that on our first build! When the fill is done as part of the estate development the layers of compaction are done specifically to an engineers report and are checked & signed off layer by layer by the engineer. Your builder should reassess the quantity and or need for piers and therefore your site costs when they have the report and certificate.
