I have inspected a land which is pretty flat without any work has been done like clearing. It is part of a big vacant land and the current land owner who owns part of the big land is trying to sub-divide it. As a new access road is required for all the vacant land, and agent told me I need to build an access road up to my fence if I want to buy the land. He said he talked with city council and they said they don't have any plan for development therefore I need to do it and pay the road construction cost. The road is about 20m long, 10m width (or whatever is required). I think council need to build road and pay the cost as it is basically an infrastrucure, or at least shared by other road users (other land owners), or the current land owner who is applying for sub-division. Can anyone tell me if I need to pay the cost and how much will it cost (a rough figure is ok)? I am living in Perth. Re: road for access 2Jan 09, 2011 3:58 pm Basically a condition of subdivision is that the subdivider constructs roads (also sewers and drains if required) at his costs. If you are expected to meet the construction costs of a 10m road you should be getting a sizeable discount compared with similar sized blocks as you are saving the landowner a substantial sum.
