Could people let me know how long it took to build their house and how many rain days were claimed by the builder. I have no idea how many days they actually claimed they did not work due to rain.
The slab was down end of Jan and we moved in beginning of Oct. I have to say I did not stress one little bit about delays, we were told it would be finished in September, in my head I changed that to Xmas so October was great for me. I think with building a house it's good to be pessimistic. Is your design totally ready? As far as I understand until 12 months of construction they do not need to claim any days. You also have to remember that there are days of drying after rain specified in your contract. I'm being told by builders it will take 10 months to build my house plus any rainy days. Now if in a typical year there are 20 rainy days that's OK. However if there have 3 months of rainy days that would be bad. Of course the past is only a guide, but it will help. Hi VJ, If I'm reading you correctly, your contract alows for 25 inclement weather days. What period is this over? Also, unless we know what is the typical number of "inclement weather" days, then you don't know what sort of dely to expect. Hope this makes sense. I wasn't happy but thought it wasn't going to make any difference, as at the time I didn't believe the building process would take anywhere near the allocated time anyway.
Now though, it looks like it will go right down to the wire. My current finishing date in the contract is 9th of March. I thought I'd be done at least a month before that, but we are still waiting for the painters to start, while the plasterers have to come back and fix a few items they were meant to fix prior to Xmas. So 9th of March looks about right at this stage, and if it wasn't for the extension they got last year, the finishing date would have been in mid Feb, and they would struggle to make that. In QLD at the moment all it seems to be doing is raining. . Thankfully they were on Christmas break for the 2-3 weeks it rained non stop.
We are supposed to get our roof put on yesterday, today and tomorrow but with the rainy weather it isn't likely. I guess we will wait and see. Does anyone know what happens if they use up all the rain days? Are they entitled to more days? Most builders will usually allow themselves longer to build than necessary (they don't want to have to pay liquidated damages) which results in VIC contracts stating between 220 to 290 days (depending on house size). NSW contracts are worded a little differently using business days (Vic use normal days - inclusive of weekends).
If you allowed for a sq (old school) per week then it usually leaves adequate time to finish off. i.e. 22sq = 22 weeks (plenty of time). May pay to actually nail your builder down (via variation) to committing to a set amount to ensure it doesn't get out of hand.
