Might help people work out which builders have over extended themselves before they fall into the same trap?
For my build it was definitely the "office/admin" part of things that has held up the build.
It took 2.5 months for initial plans then another 4 months for final plans to be prepared. I was almost overwhelmed by the builder with mail. Everything was signed & returned within days of it being received.
I spat the chewy with the builder and their admin bureacracy crap. After supplying them with evidence of finance at pre-start, when they were ready to go to site 8 months later, they wanted me to go back to my bank and pay to get statements again as they claimed the first bank statements were only valid for 6 months. I coarsely told the admin to stop stuffing around and if they actually started some work I would pay them some money and that would be their proof! It seemed to work and no new bank statements were needed.
All in all, it took almost 12 months from signing for the builder to get to site. In comparison, other builders I have built with have started on site in under 3 months after signing and finished building in 9-10 months for handover.
