Was approved with no issues. Took exactly 8 weeks! We are now paying a 5% deposit to our builder, they will get the building permit (up to 2 weeks wait) and we will be ready to go! It finally feels like things are moving along! Can't wait to get a site start! Unfortunately our contract time allows for about 10 months, so won't be in for a while yet. Re: 'The Heath' - Langwarrin. 105Sep 09, 2012 8:29 am We are building through Rawdon Hill. In regards to the BAL and BMO; I am a little concerned about possible costs. What are most people doing? Would anyone recommend a particular company for the assessment? Those building with Rawdon; have they organised this assessment and was it part of the build cost? And finally, is anyone attempting to complete the BMO themselves? Thanks Mick Re: 'The Heath' - Langwarrin. 106Sep 09, 2012 10:17 am Hi Mick, I am building with Rawdon Hill so will be able to help you a little with costings. Can you tell me which Lot you have or do you know if it will be rated at BAL 12.5 or 29? I hear BAL 29 is the highest in the estate so that's a good thing. I have reserve at the back of my Lot (3) so I didn't attempt the statement myself. RH organised it for me at a cost of $750. I hear that is very reasonable and I got it back very quickly so I was happy. I got it rated BAL 12.5. Re: 'The Heath' - Langwarrin. 107Sep 09, 2012 3:44 pm Hi Tcorn I am on Lot 61, so very close to the middle. I am assuming, and after discussion with another, that we will be BAL 12.5. I had a look at some of the examples on the following website and thought I may be able to have a go at the BMO myself, but $700 may save my sanity!! http://www.cfa.vic.gov.au/firesafety/bu ... verlay.htm Cheers Mick Re: 'The Heath' - Langwarrin. 113Sep 09, 2012 8:15 pm Hi Mick, If it helps I can give you some of my approximate costs involved with the build as a result of BAL. I am building a 39sq double story home. Planning permit app $490 Bushfire Management Statement $750 Upgrades to meet BAL 12.5 $4700 Water tank $3000. Let me know if you need anything else. Tamara Re: 'The Heath' - Langwarrin. 114Sep 10, 2012 8:46 am Thanks for that info. That is great. I think that is about it. I read in the build contract about the costs associated with the hook-up of the services, so that is another $1000 I didn't allow for. Hopefully there is nothing else I overlooked. Htkcm21, I have just gone unconditional on the land and I am just about to sign the build contract. We are building the Shoalhaven with Rawdon Hill. We obviously want to start building ASAP, but it all depends on time-frames for Permits etc. Thanks Mick Re: 'The Heath' - Langwarrin. 115Sep 10, 2012 8:52 am Yes I forgot about the service connections! I assume that amount is for the electricity and water etc. Do you also have an amount for the fibre optic? They forgot to put it in my contract and are needeing to include it in the variation. The estimated about $1500 then I'd have another $500 for connection. Does anyone know if that sounds right for the optic fibre?? Re: 'The Heath' - Langwarrin. 118Sep 10, 2012 9:24 am Thanks htkcm21! Did you have issues with Rawdon Hill in the early stages or just find another design you liked better? We're building their Benson design. Mick, I think the permit process is all going pretty smoothly now so hopefully it shouldn't take too long to get a site start. They are just popping up everywhere now. The estate is going to look great! Re: 'The Heath' - Langwarrin. 119Sep 10, 2012 9:54 am Yes it is going to be a great spot.... Just looking forward to the paperwork side of things to be over. Sorry, not sure about the Fibre Optic it is built into the quote, so no idea about the price. We just have the basic Fibre Optic package. |
