I was wondering if its customary to 'negotiate' on the price of the home (just as you would negotiate if buying established real estate)? For example, if a company advertises their X model house for say $Y, is this price fairly fixed or is it normal practice to negotiate with them, offer them less etc, or perhaps negotiate to include extras etc TIA *flower* Re: Can you 'negotiate' on a new house price (project home) 2Dec 06, 2007 2:17 pm Every time I tried to negotiate price with various builders I got sticker price or goodbye. If they are even half decent they seem to have enough work on they are prepared to let you walk away rather than do any discounting. I tried to negotiate a little - and found that there's not much room for movement. It's a builders market at the moment - there's plenty of work for all, so there's no need for them to discount to get your business. Rather than trying a discount off the price, see if you can get some inclusions. Many of the large builders have "promotions" where you feel good because you feel as though you are getting something for nothing, but it doesn't hurt to ask for more. If you really, really want say stone benchtops, ask if they will be coming up as a "special inclusion". Be prepared to walk away and 9 out of 10 they will call you and either negotiate or include it. Had lots of friends that have done that and it works. Just casually say "we were looking at another design by ******* and they are including ****** at the moment, can you match it?" No, but I saved so much money going with them I didn't really care. They do say on their website that inner melb and mornington has a surcharge.
