Browse Forums Building A New House Re: settlers run botanic ridge 584May 16, 2012 3:49 pm Well we are into the new house in Finlow st and after one year with my father in law it feels like a 5 star hotel!!!Just a few hiccups with bits and pieces, just one thing I have noticed with Carlisle homes, check when you take possession that they have installed your whirly bird on your roof, I have noticed that a few homes in the area did,nt get them...Naughty Carlisle, its in our contracts!! On another note, If anyone is thinking of getting Alfresco Blinds on your outdoor area give me a call, I supply 75% of all the Blind companies in Victoria with their Blinds so good chance that their blinds are out of my Factory. How long did it take? How did it work, did they (DAP) come through house or inspect from outside, did you have retaining walls etc? Any info on Certificate of Occupancy and the DAP or Settlers Run would be great, would like to know what to expect! Thanks! Re: settlers run botanic ridge 591May 30, 2012 10:24 am Hi ORG, Regarding your certificate of occupancy, your builder will issue that to you on final inspection and as far as the DAP, Trust me, tell them nothing that you are doing to your house, re: retainer walls, drive ways, gardens etc,etc. They stay in their ivory towers and delegate notices from there, Ive had bad experince,s with them regarding my retainer wall and trust me it doesnt pay to be honest with them. All the neighbours are of the same opinion regarding the DAP, I was warned not to submit anything to them, I thought I was doing the right thing and it backfired. We've got lots we want to do but the builder has said to wait on lots of things until we get our certificate of occupancy, then we're alot more "free and clear" so to speak! Also, did the DAP actually come out to see what you had built matched what you had submitted (plans wise) or how were they involved in you getting your COO? Hi lasttimehopefully, I have not been on here for some time. Bank valuation came in $30K under what we paid for the land near 18 months ago. Unfortunately a lot of banks are using interstate or city valuers who only go off suburb values, not taking into account comparable sales within Settlers Run. We have gone ahead with the construction anyway and have just had the roof tiled. We are building the Talise (which is a Henley design). Ours came back yesterday 7K under the contract price, and we bought in October 2011. We were offered to contest the val but thought it just wasn't worth the extra couple of weeks headache. Utterly stupid when there are blocks behind us 250m2 smaller for 20K more than our list price being sold (in stage 17 of botanic).... Luckily for us we only had to reduce our loan amount by $1600 in order to keep away from LMI but still and all it totally irks me that their vals are so crap! I get they need to be conservative incase it goes belly up, but for goodness sake, there's conservative and there's ridiculous!! Hope yours is on track, look forward to seeing some progress!
