Browse Forums Building A New House 1 Dec 23, 2010 9:13 pm I am building a house through Simonds in Wodonga, victoria. We haven't signed any contract till date, we are in the process of getting the tender contract as we have made many variations to original plan. We would like to use porcelain tiles in the living area which is around 100sqm and the Ensuite -50 sqm inclusive walls. The other wet areas we would using ceramic builders range tiles. Simonds tile supplier national tiles does not have the porcelain tiles which we want. So we are thinking of removing the tiling of living area from the contract and getting it done through my tiler. My issue is that the master bedroom Ensuite being included in wet area and I want it to be tiled with the porcelain tile of my choice and when I spoke to the regional sales manager he reckons the only option of getting this done is by going in with the builders range ceramic tile in Ensuite thus I don't spend anything extra and when I have been given the key call my tiler and rip up the ceramic tile installed and lay porcelain . I think this going to take a heavy toil and waste time. As anyone got a better solution for me please. Could someone also provide me with things that's I should watch out in the contract. If I am getting tiles done later do I need to be watchful about anything such as plumbing? Carpet etc Re: Porcelain tiling of Ensuite 2Dec 23, 2010 9:52 pm Hi Abraham As being in the building industy for over 30 years your salesmanger is a Idiot Tile the bathroom then rip it out WTF , its going to wreck all your water proofing, the screed, its a stupid idea Ask to see the construction manager (not sales people) and see if you can supply your tiles to there floor tiler (you,ll have to pay the tiler on top of what the company is payin him for the standard range) cash works best lol When you see the construction manager dont ask for any credit off for suppling your choice of tiles just keep the price as is (hint= they only credit half back anyway) it,ll work out less stressfull and less hassle then ripping up a newly tiled bathroom and most probly cheaper even though your paying there tiler more. Cheers merry Xmas Re: Porcelain tiling of Ensuite 3Dec 23, 2010 10:36 pm yep, thats the beaurocracy of large builders - if it doesn't fit in their system of how they do things then it's not possible. I reckon RoofPlum66 has the right idea - organise it with the construction manager / site supervisor. In the case of my builder the tiles were delivered before the tiler showing up (the tiler simply arrives to lay them and does not actually supply the tiles) so if thats the case you may have to actually select tiles that you know you will never use then when they arrive on site make them disappear and be replaced with your tiles. Waste of money of course but ripping out the tiling after the build really isn't much of an option. The people who work in the offices of these companies are so far removed from the building process it's not funny - from what I've witnessed what they believe happens on site is often nothing like what actually happens. Re: Porcelain tiling of Ensuite 4Dec 23, 2010 11:02 pm Thank you guys for ur valuable infos. At times it gets bit frustrating with these builders are thr policy. I would be having the same builders Tiler tiling the main living ares too after the keys are handed over, he has advised he would contact the Simonds site manager to work things out, even the Tiler things it's the worst idea ever to rip up and re do the tiling. So, in short what should I do? What should I get them to mention in the contract etc. Cheers Abraham Re: Porcelain tiling of Ensuite 5Dec 23, 2010 11:20 pm Abraham Something like this Client to supply Floor tiles to ensuite at his cost (no credit given) Client to arrange payment and laying of tiles with company tiler Just remember dont get **** with them, go in with a open mind it works wonders Keep in mind they,ll most probly not warrant any of that tiling or workmanship And dont muck them around with the floor tiles make sure there on time with grout and glue good luck mate Thanks for the suggestion. The space between shower and sinks was too tight. I agree about the toilet location. So I have tried two other options: The lower one is… 3 6138 the step up is 30mm and wanting it to be flat . how much does the concrete have to be lowered .we plan on removing bath and lenghten shower and adding seat. the old bath… 0 11833 |
