Browse Forums Building A New House Re: Building in Hocking with Kerdels 21Jan 28, 2011 12:58 pm HI Guys, I just had a look on the web trying to find stuff on wet areas....and I have found the following : Wet Area Definition ------------------- An area within a building supplied with water from a water supply system and includes bathrooms, showers, laundries and sanitary compartments. Excludes kitchens, bar areas, kitchenettes or domestic food and beverage preparation areas. Im with you Dee I thought that the builders had too Tile all the wet areas of the house.... Your going to laugh at this one....the Tiler on Monday actually tiled the floor in the laundry .... ha ha ..... So I guess it's not an issue anymore...although I looked on Kerdels Website in there specifications sheets and it says Bathrooms and Ensuite floor tiles nothing else....interesting !!! with every other builder I have had dealings with the laundry has always been included. We have been happy with how quickly it has been going, but think there admin is a joke! But it does look like they are doing the correct thing for there customers once they start the building process. Block 05/10; NEW BUILDER 23/11/10; Work draw 22/12/10; 2 Shire 17/01/11; PreStart 7/2, Council approval 11/2, 3/3 sign again, Slab 29/03, Bricks 29/4; Roof on 16/05. Plasterer 20/06. Lock up 22/06. From what our rep has told us pre-start is paid for upfront. We haven't got to pre-start yet, probably about a week or 2 away, would love to know what probs you are having dealing with them can you pm me?. We received our plans and contracts yesterday there are heaps of mistakes though , I really can't wait for this part to end. Re: Building in Hocking with Kerdels 31Jan 30, 2011 10:34 pm hey Dee yeah when we got our contracts etc there were quite a few mistakes. they hadn't given us a outdoor light at the front door (it's standard that they have to include an exterior light at each exit door). plus stuff in the addenda didn't match up with what was on the plans. we had to go thru it all really carefully. still wondering where i'm going to get the prestart money from was one thing wish i had have been told up front. will sort it all out soon tho...hopefully viewtopic.php?f=31&t=43238 building with kerdels in gabbadah, wa block purchased april 2010 signed with builder oct 2010 papers signed jan 2011 prestart done 17/01/2011 Re: Building in Hocking with Kerdels 32Feb 04, 2011 2:18 pm Hi all, Looks like my tiles have now been finished...I managed to talk to the tiler a couple of times and looks like he has done a pretty good job but saying that it also looks like kerdel's havent given him the details that the tiles needed to be mitred so that could be an issue later on.... Im still hoping there is only a couple of weeks of work left on the house but havent received a call from Kerdels as yet about any inspections.... Speaking of inspections...what do people think about getting people in to do the house inspection??? i hear the price is usually around $800 and they can pick up stuff that the average person never would....but as the budget goes it is going to be a stretch to throw more costs into the house. I don't know the answer to independant inspections, but if your considering it. I would definately try and get some refferals for one before forking out the extra cash. In Summary Sales Staff - Brilliant and very knowledgable. Sharp pricing compared to other builders and higher spec list. Drafting Department - Useless. I think I had 70 errors or discrepancies in my plans that took over 6 versions and many many weeks to finally get fixed and even then there were still issues on final plans which they gave up on and put notes down as variations. Contract Admin- Average. Have been through 4 different Contract admin staff in 12 months. (Says a bit about how the place is run on the admin side with that type of turnover) It took ages to get plans drawn and put in to council etc. Drafting and admin really are their achilles heal. I think the CA's are hamstrung because of the poor Drafting dept and they cop all the flack. Build stage - We are currenlty at Roof on. So far since build has started have been very impressed with workmanship and how quick they have progressed. Slab was down last week of November, Bricks completed pre Xmas, Frame up end of Jan, Rough in and Roof on Mid Feb. So even with the Xmas break they have gone from Slab down to Roof on in 11 weeks which is pretty good seeing there is a 4 week layoff in that period. We have had issues (Mainly due to drafting errors / discrepencies on plans) But that said most issues I have pointed out have been resolved satisfactorally. (So far) Jury is still out for me. Since build has begun they have been very efficient however now starting to see small errors and things I alerted them to not being actioned (as yet) Overall I would say I would use them again but be very dilligent on the plans and contracts you get. For a professional builder there were far too many drafting errors for my liking and once highlighted those errors took weeks and months to get fixed. Just slows the whole process down unecessarily.
