Browse Forums Building A New House 1 Dec 23, 2010 3:05 pm Hi all, I have watched the forum for a while and have finally decided to get my details onto the forum. I am currently building in Hocking - Belvedere Hills...I am building the "Alfresco" (heavily Modified) with Kerdels. At this point in time I am at Lockup and Im going on site on the 4th Jan to Meet the tiler to just go thru and confirm the tiling layout...below I have listed the timeframe for my build which I think is pretty incrediable. 30th Sept Council approves plans after being in for less than 2 weeks 2nd Oct Formwork down for the slab 4th Oct Slab down 11th Oct Brickies Completed 18th Oct Roof Completed 18th Dec Lock up Kerdels have had a tradie on site for almost everyday of the 13 or so weeks and on some occassions there have been more than one set of tradies working onsite. There have been a couple of smallish issues but these have been with tradies not reading the plans which clearly state what to do but they go ahead and misinterpet what is required...but this has only been small and to Kerdels credit when I have let them know they have said no problems and got on with getting it sorted and solving the problems. A couple things I am looking at and trying to decide on at the moment is this....Do i put in a real timber floor (getting an qualified finisher to sand and stain it - I will install the timber which I did in my previous house) or do I put tiles down. Also I have taking all the painting out of the contract and will do the walls and ceilings myself so I am thinking about buying a quality airless spray kit and spraying the ceilings and the first coat (Sealer) on the walls then rolling the two "finish" coats. I wondered if anyone had any ideas or experiences they have with this and any suggestions. Look forward to hearing from you.... I am waiting to meet the tiler on the 4th to confirm the arrangement / layout of the tiles, I went for Silk Coco for the floor and just a plain white for the walls and one wall in the shower will have the silk Coco tiles which a contrasting white grout. Apart from the final fitout of the electricain, final plumping and gas fitting Im done!!!, I have taken all the painting, rendering, driveway's & path's, oven out of the builders contract as Im going to do this all myself. Hopefully I will have some photos of the tiling in the next week or two ... but since I,m at lockup I cant get in the house anymore so will have to see what i can see looking thru the windows.. I never would have done it previously the only reason I did it this time is that I knew there was an issue with the size of the draws so I measure it. If the vanities are wrong what else could be wrong??? everyone who is moving into a new house do you measure everything - check everything or are we all just taking what we are given?? I have heard of rooms being smaller too so I plan on taking my tape measure with me each time we visit the site. I will also be getting an independant builder to check the house over as you hear so many stories about things going wrong later. Plans being drawn up over the break and will hopefully be ready next week to go to Council. We did speak to Kerdels but decided on another builder. Re: Building in Hocking with Kerdels 12Jan 25, 2011 3:49 pm Hi There, I got a phone call from the Tiler out of the blue yesterday...he wanted me to met him at the house to just ensure he had the detail on the layout of the tiles (of which he had it perfectly correct!!!). So I wandered off and got to the house at 1pm to find that a majority of the Bathroom / Laundry and Ensuite floors were already done (he didn't need any detail on the floors it was just what colour tile went where on the shower walls). So to my surprise it looks like the tiler maybe finished today (ya hooo!!!!). As for handover dates nothing yet but all there is to do is the secondary fixing for the electric's and also the taps and a few other small plumbing jobs to do. Now from what is left to do I would expect that I should be looking at the handover / inspection sometime in the second week of February that would mean that there has been a total of 18 weeks for the entire build which includes the Christmas / New Years break of about 3 weeks. With the build going so quickly I guess I will have to get off my butt and start organizing the freestanding oven (Purchasing and Fitting), the laying of the driveway and alfresco (which I am going to do very early on so I dont track sand and stuff thru the house) and of course start thinking about colours for the interior of the house. Anyway I would like to know how everyone else is going with there builds??? is the timeframe I have gotten from my builder expectional or is it the state of the building industry at the moment that there are less builds in WA hence more time for Site Supervisors and more tradies hanging around waiting to do work?? My timeline is in my signature, we're about 5 weeks from PCI if all goes smoothly. I was told 26 weeks (6 months) and most won't be done within that timeframe ESP over Xmas break. May slab went down sept 22 and we are only at lockup this Friday. You are one lucky guy!! Strange tho that brickwork was completed only 7 days after slab pour???? usually 7 -14 days between slab & bricks delivered & starting. You'll have your keys before you know it. I guess it also depends on how big the house is and the level of fit out you are having, too as things like stone benchtops and glass splashbacks add more time to a build then standard laminate and tiles. It's highly unusual for bricking to start straight after a slab has been poured let alone be complete a week later. My build started at the beginning of May last year and we haven't had handover yet. Re: Building in Hocking with Kerdels 18Jan 27, 2011 4:39 pm Hi all, Thanks for your comments...I think I have been very very lucky actually as I have heard about a couple of people who are getting nowhere at the moment and are basically stuck at the Admin / contracts stage and have been for months. Im not sure if people on here would agree but it looks like the majority of the delay's are being experienced in the estimates / contracts / drawings stage .... Thanks for your comments about the slab....I think I was too excited at the time and got all the dates wrong ha ha .... I just found out that the Tiler had me booked in to start the Tiling on the 24th of December but the tiles hadnt been delivered. Just out of interest can anyone tell me what their "Standard" tiling from the project home builders is?? .... I alway understood that the standard was that all "wet areas" are to be tiled, but with my builder the Laundry wasnt included as a "wet Area" hence it wasnt going to be tiled and if I wanted it tiled it was going to cost an extra $1600 to tile a 1.6m x 2.7m area. Re: Building in Hocking with Kerdels 19Jan 27, 2011 4:53 pm Brendon, We had initally signed with your builder but had some serious delays so we have now opted to build with another builder. There were a lot of excuses that I shouldn't go into now. It looks like you have been really lucky with the timing of your build and we have actually had a look at you home (not for a few weeks now) but it looked good. I'm pretty sure that most builders include all wet areas in the tiling allowance, so that would include the laundry as well. I know that our new builder is including it. Our plans are in with the Shire at the moment so hopefully we will be on the way by the end of February. I'd go back over your plans and specs and see if it's on either of them and get them to sort it out asap, seems strange that it's not included. Maybe someone here can correct me if I am wrong, but I have heard if the tiling is not done in a wet area it voids the builders warranty for that room? Thanks for your reply. I will just wait and see I guess.
