Yes, we venture up at least once a week (even before things got going on our build) to have a nosey at what anyone else was doing. It's nice to see a couple of blocks excavating / builds happening. Are you the block that has had a site scrape / excavation done on the block for some time? How are you going with council? We found them to be ridiculous, such a pain in the backside... it took just over 5 months for approval, and you can probably see that our house is not out of the ordinary or anything quirky or odd, pretty stock standard!! So I hope things go smoother with you. Are you building to move into, or building to sell - I know there are a number of the blocks that were purchased by builders to build then sell, our next door neighbour is one of those - not sure about the 2 other house that a partially built atm. We have had our plans in with the council for about 3 weeks now and still have not heard anything. We have been told it might be about 10 weeks. Yes we have heard they can be difficult but no reason to complain yet, so fingers crossed it goes smothly... We didnt put our landscape plans in such as what trees we plan to plant ect.. did you have to do this?? We are building to move into not to sell as its our 1st home, just wondering why did it take so long for approval?, and when is the date for your hand over?? Re: Nature Park Rise - Yarra Junction Victoria 5Aug 21, 2011 7:32 pm Hi there, Ahh, we were up there this afternoon - and I realised you weren't the 'site scrape' block - sorry! I can't really tell why it took so long, they did come back & ask what the 2 covenants were on the land (of the 'vegetation zone' that a lot of the blocks have, and we have an easement where the storm water runs). Then it was just dragging of feet from what I can tell. When we went to advertising it was over Easter (this is when the big yellow sign goes on the block & your neighbours are told of your intent to build), and the council allowed another week due to this. They then decided that our set back wasn't big enough compared to the established house / blocks on douglas, so we had to get our plans re-drawn to meet their new requirement. That was about it I think. No. We didn't have to do any kind of landscaping - maybe because we are on the established road...?? Oh good! I noticed this arvo there are lots of 'for sale' boards for house & land packages, it's nice to know someone else is building to stay! Handover is still TBA - we HOPE by Chrissy, but not going to hold my breath it's so hard to tell & our builder hasn't said, although in our contract they've stated 340-odd days! Who are you building with? Building the Milano30 Site start: 30th June 2011 PCI: 1st December 2011 Handover: As soon as the bank pays! Approx 16th December viewtopic.php?f=31&t=44051 Re: Nature Park Rise - Yarra Junction Victoria 6Aug 22, 2011 10:12 am We are building with a local builder which I know do good quality houses. We are building a weatherboard house and when I pull my finger out I will get a proper profile going lol.. We are from the area, I live in Healesville and my girlfriend lives in Warburton. I also know that the block to the right of us (4) are moving in when they build also as we had to go to the shire to look at their plans... I see you are building the coastal from Metricon, it's looks great! I tend to go past 2-3 times a week just to see what's going on and now yours is flying so my fingers are crossed that you will get in before Xmas.. We hope that maybe we get in before the start of next football season but are not really fussed as we are both still living at home Re: Nature Park Rise - Yarra Junction Victoria 7Aug 22, 2011 10:54 am Excellent, we didn't even really look at local builders, not sure why I think we just assumed they'd be more exxy... in hindsight it's something that we probably should have looking into further. It's going to be nice up there as there will a nice variety of styles of homes. Thanks! As you would have seen online, ours is a combination of weatherboard & brick, mostly brick tho. Something a bit different to just all brick. Our independent inspector is checking the frame out today, so fingers crossed not too many dramas with that. We're not from the area but from 'down the line' a bit, most of our close friends live in Healesville, we looked at buying land there but nothing suitable at the time. It's nice to know that there will be another younger couple too - hubby & I are in our late 20's. Fingers crossed for a speedy submission through council & that approval isn't too far away so you can get started! We are a young couple with three very young children and both my partner and I grew up in the valley but currently live "down the line". We are building our first home and cant wait to move closer to our families and into our new home. We are currently going through council (submitted about 4-5 weeks ago) and have also had to resubmit our plans due to the required set back, as well as being asked to provide exterior colour selection of the house and a landcsape plan although we dont actually have any real plans in regards to landscaping as there are enough trees on our lot and having three children we will be happy with just grass for the time being. We are building with a company called Rawdon Hill and our house is the Riviera 288, we go past the blocks on a rergular basis to see what is going on up there and just cant wait for works to start on our own block as it seems like the whole process has been going on forever now and just want to start to acctually see some progress to feel like things are really starting to move! Re: Nature Park Rise - Yarra Junction Victoria 9Aug 23, 2011 7:36 am Hi K&S+3 Yay! Oh I hope you guys have a smooth time with council & they approve your plans so you can start building soon - the lead up seems to take forever to be honest it wasn't until things got moving with ours last week with the slab did it feel like we were actually getting somewhere! Did your builder give you a realistic "build time"? I really like your plan - it is not that different from ours!! Good Luck & can't wait to meet all of you if we happen to be up there at the same time in the coming months Building the Milano30 Site start: 30th June 2011 PCI: 1st December 2011 Handover: As soon as the bank pays! If so how did you find their contact details? as we seen all the signs for them on other lots not long after land settlement but we were unable to find any contact details for them anywhere (internet, yellow/white pages ect). Thanks. Re: Nature Park Rise - Yarra Junction Victoria 11Sep 19, 2011 7:29 am Hey guys, how are your planning applications coming along? Their contact details are on their signs in the estate next time iam up i will write it down.. Morox we are at advertising now so hopefully not much longer till it starts, counsil pulled us up on the colour of our weatherboards but since talking to our neighbours they say that on the plans it was the original colour we wanted not the one we changed it to, so not sure what happened there.. Re: Nature Park Rise - Yarra Junction Victoria 13Oct 10, 2011 4:15 pm Hey did either of you guys get a letter from council (ours came today) re: 'a number of issues highlighted which have resulted in enforcement action being undertaken' with the vegetation zones that are on most blocks !?! Ah the council, nothing better to do with their time or tax payers money, and about vegetation zones... whatevs (sorry, I'm not very tolerant especially with the council) Building the Milano30 Site start: 30th June 2011 PCI: 1st December 2011 Handover: As soon as the bank pays! Approx 16th December viewtopic.php?f=31&t=44051 Re: Nature Park Rise - Yarra Junction Victoria 14Oct 12, 2011 3:37 pm yes we got them same letter in the mail the other day. Not sure what sort of action they have taken to the other blocks but atm we have done nothing to ours so we must of thought that it was a general letter to everyone. K&S+3 the numb for peppercorn is 0418547447... so our advetisment finished on the 4 th of oct. How long does it take till the next process goes through?? and what is the next process lol???? Re: Nature Park Rise - Yarra Junction Victoria 15Oct 12, 2011 4:36 pm Oh ok, that is good then. We haven't intentionally done anything wrong (yet!) on our vegetation zone, so I wonder what it's all about?!? Your plans will be signed off by council returned to your builder & hopefully not too much longer and you will see some action (or given a time line by your builder as to when / what is going to happen) Building the Milano30 Site start: 30th June 2011 PCI: 1st December 2011 Handover: As soon as the bank pays!
