Browse Forums Building A New House Re: BUILDING A NEW HOME 2Dec 16, 2010 11:08 am Could mean 0mm on the lot/boundary - which means your garage wall will be built right on the boundary line requiring you to have "s" flashing or a parapet wall to move your side gutter on top of the brick work so your gutter doesn't over hang onto your neighbours property. We had to have "s" flashing and it cost us approx $300. I am building a home on a cottage lot with the garage to the rear of the property, Like i say 1mtr from side and 3.6m from the rear.. could it mean anything else?? I have since found out the a zero lot wall is anywhere from 1m to right on the boundry line. If my builder had explaned that to me I wold have put my garage wall on the boundry aswell to give me extra space. My council (Maroondah, Vic) is 1.2mt off or less than 150mm(effectively) as the gutter hangs 150mm over the wall. Also you can change your mind if you haven't signed off on it yet. I alos don't know why you'd be charged more for a zero butt wall. Basically anything less than a human shoulder width will be deemed an OH&S risk for all councils so your 1000mm is generally the minimum unless it is 150mm. We chose Burbank's Grebe Design. A bit of background - We thought and relied on Burbank's brochure (which Burbank admitted it's a mistake later) where there's a 150MM - about 6 inches space for our lot's left-side boundary. Put simplest, my core question is - - there would'nt be fences separating our future 2 rooms from our left side neigbour; and the walls forming these 2 rooms would stand on the boundary line (the zero-lot line). This same goes to our garage, but we're ok about the garage. The question is - would our future left-side neigbor allow us to do repairs to our external walls after the 6.5 yrs structural guarantee by the Builder lapses (the easement thing)? We've checked the land contract - but there seems not to have any provisions in this ... What we've done - We did try to contact Burbank but they seem to remain silent on this. And Burbank's been pushing us to sign back papers for their applying the building permit to start building. Sad to say also Vicurban declined to reply upnow since our emails were sent before X'mas last year. I of course chased but this remained the same, but was told only we'd have to wait until the VicUrban lady comes back by Feb 8, 2011. Tremendous if I'd have advice ??? Good Luck with Vic Urban.[/quote] Yeah, SavantAmeya BB had that 150mm space written down the brochure plan but when BB gave us the full building plans to sign, then the zero-lot line ( wall on boundary line) comes into the plans ...
