We are currently in the contract stage of Building our dream house, everything was going to plan until we got our soil/site costs back. We have been quoted $40,000 in site costs, we were expecting around the $25,000 - $30,000 region, as this is what the builder first estimated it to be. We have been advised that we will require a P class Slab, and a number of piers, there is also around two meters of fill at the back of block and site will have to be leveled slightly. In the end we have no choice but to pay the $40,000 as we want our house, but I was just wondering if this sounds about right or should we obtain another quote from an independent company. We were also advised that approximately $10,000 of this was due to the fact that they couldn’t obtain a compaction report. Any thoughts on this matter would be greatly appreciated, as really I have no idea when it comes to site costs, piers, leveling ect… It also doesn’t make us anymore comfortable when we have been told that this particular builder has a reputation of higher then usual site costs. We have an appointment on Friday to sign off on final plans and contracts so any advise is greatly appreciated. Thanks Ms Jones... When the soil investigation comes back surprise the soil conditions arn't as good and the price goes up. Its hard to say without lots more information but from what you say $10-15,000 doesn't seem unreasonable for the work you describe as being needed. The Harder You Try - the Luckier You Get ! Are you having total cut or total fill? what is the floor area? i think 40K too high Re: Help/Advise with Site Costs... 4Dec 16, 2010 1:31 pm Yeah, our site costs were $15k more than what we had allowed for. Only thing you may be able to do is arrange your own site works. However if it is mainly piers and bulk concrete, you probably don't have much choice. Some questions that may help to get a better answer. What suburb are you wanting to build in? Is there any slope to your chosen block? If so, is it side to side, front to back?? (e.g mine slope front to back and right to left when looking from the street. the back right corner is the highest.) Will you builder allow you to organize your own excavation? (if req obv) Is it possible to change the FFL (finished Floor level) of your proposed home to reduce the amount of concrete? (for piers) Has the builder engaged an engineer and is the $40k firm or is this still just an estimate? If you can answer those others may be able to give some more help GLGL I am not sure whether Perth has its own way of doing things in regards to this.
