For those that have built do you recommend it? What extra costs are there above the base price project builders put on there website/advertisements? Can you recommend a particular company? Clarendon / Masterton / Beechwood / Allworth / Eagle Homes / Alkira / McDonald Jones / Westminster / Allcastle / Hotondo / Eden Brae / Rawson. They are a few of the builders that I know build around the Central Coast area. There is also the large home display at Kellyville in Sydney plus a few around Newcastle - Aberglasslyn, Fern Bay and Fletcher. I think of building like this - when you build you pretty much get exactly what you want (and can afford). If you buy existing then you normally have to sacrifice something - very rarely will you come across a house with everything you need / want. Whatever the advertised price is - add at least another $50k (I actually think $100k). Site costs are not normally included, flooring, upgrades to tiles / laminates / benchtops, extra electrical, driveways, fencing, landscaping, letter box, clothesline. The list is endless of what is not included. Every builder will offer a package that may include some of these things at a "reduced" price. You need to do your homework to see whether it is worth it in real terms - ie monetary and timewise. Some things are worth waiting for. As long as you and your brother agree on what you like LOL. The other point to note is I believe that generally if you build, you save on stamp duty (state specific), and generally have immediate equity on completion. We have been told that our property will be worth approx $60k more than we paid as soon as it is finished. Not bad for a bit of a wait and some extra organising! Are you considering it to live in or for an investment? As there are differing tax advantages/disadvantages for each option if it is for an investment, so worth speaking to a tax accountant.
