I have recently received a Preview Estimate from Metricon on a Liberty 40, on a 721sq block in Kellyville NSW. On the preview estimate site costs are listed at $30k, with $10k for Basix cost, incorporating a rainwater tank. This seems really high to me. Can anyone give me an idea if this pricing seems right. My brother is building in the Ponds with Alkira and his site costs and Basix are part of his package. His house is a 32sq Kennedy and his house is $100k cheaper after variations. Given his deal, I am wondering why my site costs are so expensive. He gets free site costs and mine are $40k. Any feedback would be appreciated. Re: ***** Site Costs 2Dec 14, 2010 6:59 pm Hi and welcome to the forum. It's hard to compare the site costs for two different blocks. There can be many reasons why costs can be higher.... soil classification, fill, rock, slope etc, etc. Also, it may depend on what each builder has as their standard slab classification included in their base cost. I'm in Melbourne so not too familiar with the Sydney estates, but have a look at the standard inclusions (as far as slab etc) of both builders and then compare the two soil tests. That may give you an indication of why the costs are so different. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: ***** Site Costs 3Dec 14, 2010 8:55 pm A couple of things stand out from your post: 1) The Ponds do a lot of levelling so the site costs are a bit lower, however there is no such thing as free site costs. 2) Your extra 8 squares makes a huge difference in price 3) Bit confused as to why you'd need a rainwater tank in Kellyville, don't you have grey water? We do in Kellyville Ridge so the rainwater tank was not required by BASIX. 4) What is the fall on your block? Even a seemingly slight fall can add up to a lot with excavation / fill costs. BTW, our site costs were around $28K. SO far $30k is just an estimate based on the Salesman's previous experiences. If you paid $28k then his estimate may be close to correct. I was thinking that $10k - $15k would be about right, but having no experience in this, I was really just trying to see what other people around the are paid to give me some insight. Hi lukecollins1, Whereabout do you build in Kellyville? I will build in Kellyville too, balmoral release area, and I'll need 9000ltr rainwater tank. Have you decided which builder ? Thanks. I am not sure whether Perth has its own way of doing things in regards to this.
