We are also building in WA and are concerned about the quality of our brickwork. We understand that render will fill up a lot of the gaps but think that some of our walls are beyond help... We will be getting an inspection when the brickwork is "complete" but would like your opinion on these photos. although the work nowdays is getting more and more sloppy, its only because the brickies know the plasterers can fix it. This sort of thing does NOT go on in NSW, and is not acceptable! All those gapes in the brickwork lessen the strength of the structure…. render, cement, whatever is getting put into those LARGE holes…is nowhere near as strong as a brick. Which has been finished nearly as good as the internal wall of my office. Ok…no render going over it, but for a carport wall…..this is dam fine brick work. I am no expert in the brick work, but have seen some brick work prior to render. Nothing similar to yours, i am afraid. They are quite shocking! I will STRONGLY suggest you to bring this issue to the builder, the sooner the better. We're building in Aubin Grove. Went with DA cause we thought it would be better quality! lol. Just hope the rest of the contractors aren't as bad as the brickies!!! Who are you building with? We had to wait for titles too, hope it won't be long for you! Love your avatar as well! ours is a sign we saw overseas, they have these little crosswalks for the elderly, couldn't get over the picture! Also thanks Michelle for your comments! We really only have 2 choices... and we didnt like the other one that much...well their selections anyways, and I can't see us changing companies now, especially since there are so few budget places, that suit us, around. Everything is done at the estate, we took a drive out there on the weekend and the place is green, with the stuff they put on the soil, the lights are in, all the pavements done and some blocks even have the signs with the lot numbers and "sold/for sale" stickers on them. We didnt get one, so no ceremonial 'sticker sticking' for us ![]() So just waiting for council to give the go ahead for titles..... apparently could take 8 weeks or something, ![]() Re: Should there be gaps in mortar on inner walls? Now please keep in mind im no expert on anything but heres what i thought about your brickwork: * the gaps between your internal fastwall bricks seems pretty normal. * there is a few areas where the walls dont even appear to be straight (floor to ceiling wise in section) * the quality of the front brickwork was not that flash either, but as its getting rendered I wouldn't be to worried. I know that when they cement render the internal walls that the bows as mentioned in the second point can be rectified.... however if you get a **** renderer, they may follow the brick surface and possibley end up with visually curved final finish. Dont mean to cause you stress, and please dont feel im bagging your home, but just some thoughts to pass onto the super. We had HEAPS of issues along the way and eventually it will turn out to be our lovely family home. GOOD LUCK!! Re: Should there be gaps in mortar on inner walls? Thanks for your comments! You haven't upset us at all, good to get someone elses opinion. We think it all looks crud, it looked bad from the set out of bricks, which they did wrong and had to redo! Bad start and hasn't got any better, our super is useless, we are sure he doesn't do anything and wonder if he even goes onsite! Main faults apart from the not straight walls and incorrect size rooms - recess in bed 1 wrong height, recess in family, wrong height, doorway into passage - wrong height, setback bands around front of house, on garage they are 2 different heights, and on other side have forgotten to put the band in at all! Theres heaps more in our opinion, but these are wrong as per the plans. We have a independant inspector going down tomorrow before a meeting on Monday with Southwest Manager so we will see what happens! Tell you what we aren't paying for whats there at the mo. We are building from an old floorplan called the Kirribilli, which we have loved since the nineties - finally afford to build it and it is so disappointing to say the least! The inspection was ok, inspector agreed with our opinion of the quality but the report was very vague - along the lines of walls not square, builder must rectify to AS3700 standard etc. When I rang him asking for specifics on which walls - he said it is up to the builder to decide and we need to follow through on it to make sure they fix them. ![]() ![]() ![]() ![]() In regards to gaps in the wall he confirmed that it is ok. Feeling like we had just wasted $400, we sent it to the builder anyway and said we would discuss the issues with them onsite. We decided to draw up our own list of problems, room by room and at the meeting we pretty much worked from that. The meeting with the construction manager went well. At first they didn't think there were issues but as we made our way through the house and they put a spirit level on the walls they got a lot quieter and a lot nicer ![]() We now have a commitment from them to pull down a number of walls (internal and external), rebuild the fireplace which was not put in the correct spot (off centre and not to plan), straighten the windows, put in a new front door frame, fix the three lintels that were at the wrong heights and generally improve the brickwork in different areas. ![]() A good result - just need to see it happen in practice.....I think we are currently about 3 weeks behind schedule and these fixes are expected to take another two weeks.
