Browse Forums Building A New House 1 Dec 09, 2010 8:50 pm Hi all, I am considering buying a house and land package at Truganina VIC. I have got two lands to choose from, one is right opposite the skeleton creek (pretty nice view) the land size is 440m2 (square block), another one is facing neighbor's driveway but bigger in size 550m2 (Irregular shape). Could anyone suggest which one should I choose? I personally think that in terms of resale value, the one with view should be better. But if you go with the view, make sure you have rooms at the front of the house that can take advantage of it. I leave you to fend for yourself, figure things out yourself. A smaller block means smaller rates and if the house and yard layout uses the space well it would fetch a higher price than a house on a poorly utilised larger block. Also, some buyers will value house size while others will value backyard size - but then someone wanting a big backyard won't be going for a 440 or 550 sq.m block - they would be looking at 800sq.m plus (I imagine!). In the end it is all about how the house makes you feel - and a view is going to help with that, for sure! On a personal note, if only one room can have a view I would prefer a shared space (living or deck) had the view rather than a bedroom - 90% of my time in a bedroom is spent sleeping.
