Browse Forums Building A New House 1 Dec 09, 2010 11:30 am Hi all, We're new and are considering purchasing a knock down rebuild site within Warringah Council to build a new home. We love either Buildcraft "The Sterling" or Masterton "Villina 36". As we are new to this, we are hoping to get some assistance/guidance in terms of costs involved. We've been given a rough cost from each builder to physically build their homes, but we know there are hidden costs and costs we haven't considered, such as: Council Costs (including submitting plans & appovals) Driveway Landscaping Lights Fly screens Inground Pool Can anyone advise what the above might cost to help us with our budget? Is there anything else we might be overlooking that we should factor into our budget? We are looking for level land so as to avoid extra costs involved with slopes. Any help would be most appreciated as it's all pretty confusing! A lot of first home buyers won't have the kind of money to build in a place like that so they wouldn't know how much. Let alone adding things like an in ground pool. Most builders will be adding at least 20% on to their costs. Its fair, thats what they do for a living. If you make changes to the house after you have signed off on the plans, expect to be charged for the privilege as if it involves changes to the plan itself the builder will have to re submit them with changes. this also causes delays and lost time which they may want to be paid for. The house we are looking at building in Croydon South (Vic) is a knock down re-build. Its a 10sq(101sqm approx)2 1/2 BR 1bth Brick veneer on a concrete slab and will turn into approx 31.5sq (288.71sqm) of 4br 3 living 2 bth. Without any landscaping, driveways, paths the total cost will be just under $310k. That will include 9ft ceilings, extra height garage door fr and rr, Gas duct heating with add on cooling, Bosch appliance and upgraded carpets. We will be supplying our own Carpet, floor tiles, GHD+AC, Front Door (We bought one that we loved and want it to go on the new place), vanity basins and have organized our own demolition, excavation and retaining walls. That works out to be around $1050 pre sq mt or $9800 pre sq. That price would be considered cheap if had not decided to do the extra site work ourselves and get the carpets + Bosch stuff as well. A couple of points to consider. Demolition by Us = $16k inc GST this includes our excavation and site fill requirements. Demolition by builder = $25-35k inc GST this did not include cut and fill retaining walls by Us = 12-15k this does not include the required engineering designs due to height by builder = $35k+ this also does not include engineering. There are so many factors to consider, it's a little overwhelming. I can definitely see that it's a lot cheaper to organise someone else, rather than the builder, to take care of the extra site work. We just want to make sure we don't get in a situation where we're lumped with a mortgage bigger than we want. It's all a little scary to be honest! Best of luck with your build! Re: Approximate Costs to Build in Warringah Council 5Jan 08, 2011 4:03 pm Hi Forest, We are halfway through our knock down rebuild & generally the costs are pretty much as with most councils however in Warringah they will impose the Development levy at 1% of total build cost if project exceeds $100k which if building from scratch will be so. They also charge inspection fees before & after demolition (around $250 each) depending if they are appointed certifying agent which will most probably be the case. They also have bonds payable covering both demolition & construction stages. We got our demolition bond back $2,200 pretty well straight after it was done so no issues there. Don't worry too much about the council costs - that's the cheap stuff. Most of the volume builders will apply a zonal fee for building on the north shore - expect something like 7K. Think of it as a perceived wealth tax it will help you when you are trying to sleep ! A pool wil cost you about 60K. Don't believe the advertising of the likes of Blue Horrible - a modest pool of 7 * 4 will cost you around 60K once you do fencing, landscaping, copping etc. A decent driveway about 8 * 3 in stenciled will cost 7 - 10K around here. Demolition will cost between 15-20K - beware of old houses with asbestos - it's super expensive to dispose of. Still interested? ........ This stuff is just the tip of a rather large iceberg ! Regarding the additional site costs, it really depends on the builder and your soil tests i.e. what site classification is and what slab you have to use, if you need concrete piers etc. I think our site costs are approx $45K.
