The design is well thought out, and I can't see anything obvious that I would change. The two way bath/ensuite downstairs is a great idea, as is the laundry chute. I also agree about the window splashback, I wouldn't be too concerned about the size as you can put tall cupboards at the end(s) of the kitchen if you are worried about it being too long. I only wish the first draft we had from our architect was so good... Great job. I love big island benches, so agree with architect. If i was living there I would cut down the walk in robe in the guest room and extend the pantry which would get every day use. Layout is really functional with some lovely features. and Guest suite downstairs is great for flexibility to appeal to a wider range of buyers (ie older couples who may not want a main upstairs). However my only concern would be from a resale point of veiw that you are basically building 4x3 + study home but with only one living area. If you can I would try to wrangle some extra living/theatre somewhere even if you forgo the study and try to morph it into a space that could be study or theatre. Or try to stretch the gallery area upstairs to be a activity or upstairs lounge. Just my two cents. Goodluck Re: Need advice on my floorplan 6Sep 06, 2012 11:21 am I agree with making the walk-in pantry larger at the expense of the downstairs walk-in robe, particularly because the long windows over the kitchen bench will reduce the potential kitchen cupboard storage space. Extending the gallery outwards (lining up with the external wall downstairs, would also increase living space for probably not a lot of extra cost). Re: Need advice on my floorplan 7Sep 06, 2012 1:12 pm Also, worth making sure that the laundry chute will fit between the joists. As drawn on our original plan, the chute would have passed directly through a joist, and after the joists and frame were in we realised we needed to move it over 20cm. You don't have a lot of room to work with if you need to do something similar, so worth reminding the architect/builder about as things progress. Townhouse 1 would probably be better as Townhouse 2 would be quite dark inside as the it is on the south side. Both are nice and good for investment and resale i would say. 2 6428 Levelling compound Ardit is the best but buy a bag of sand and make sand dam to protect your wood floor 2 15258 XCEM Alpha flooring seems to relatively new and I could not found any reviews. Have you or someone you know have used it and would recommend over other subfloor options?… 2 7597 |
