Later on tonight all the people building may join, so you should get some replies then. Good luck! Internal and External Building and Colour Consultant Online - Worldwide http://www.denovoconcepts.com Re: Quote from a project builder. 6Dec 02, 2007 4:36 pm From my experience, I would say it's hard to compare between the two as the items included could differ, one of the builder might have included in the base price of house where as the other classifies it as site costs/basix. I would suggest comparing total price with equal finishes and complete site and BASIX costs. Just take note of any exclusions. Re: Quote from a project builder. 7Dec 02, 2007 4:51 pm I've noticed the base prices of Westminster homes are very low. Now I know why.. they pick up slack in the site costs.
Our site costs with Clarendon came to $23K with a 'H' class slab upgraded from 'M' class but no water tank. Re: Quote from a project builder. 8Dec 02, 2007 4:59 pm Davino, those costs seems quite high!!!! Some or most of them are probably requird but nevertheless, they are extremely high.
Do your homework - you might find another builder who will definitely give you a better deal!!! Can you upload a picture of your block of land??? To see if there is slope etc. Re: Quote from a project builder. 9Dec 02, 2007 7:36 pm **Phoenix** Davino, those costs seems quite high!!!! Can you upload a picture of your block of land??? To see if there is slope etc. I thought they were very high when i received the tender. My thoughts were about 30-35 for site and basix at the most. I will take a picture tomorrow and upload it. Building is becoming harder than i thought but i am sure it will pay off Re: Quote from a project builder. 10Dec 02, 2007 7:46 pm Thanks DNA, I'll go and get a few other quotes to compare with. This will allow me to see how much everything should cost (unless all the project homes quote me the same price ).
Hi Cookie, first WOW love your kitchen, one of the best i've seen! The base house are low as they are smaller double stories plus not many inclusions (mine is 209sq). I never would have thought they would increase the price of site etc because of the lower cost of the house. Re: Quote from a project builder. 11Dec 02, 2007 8:43 pm That does seem very high. I have a 1.5m cut and fill, with some rock, a bio cycle, 31,500L water tank + all the other **** that comes with building on acreage and my site costs were only $31K.
I had this problem with another builder whose site costs came in at $75K, I shopped around and got a much much better deal. Try to get a few quotes. We got five and they all ranged between $27k to $75K. I agree with Dna, add up all your quotes final prices and compare the end quality of your home. Get it right first. Jet Re: Quote from a project builder. 12Dec 02, 2007 9:55 pm If the one item you know the cost of is ridiculously high (the water tank), that would make me suspicious about all the other items. Maybe they've all had their cost inflated too. Re: Quote from a project builder. 13Dec 02, 2007 10:22 pm Don't forget that the price for the water tank they've included is more than just the tank, I would assume that be including the pump and plumbing to the external taps, toilets and laundry. Re: Quote from a project builder. 14Dec 03, 2007 6:47 pm Hi Jet, 27-75k wow thats a big range. Thanks for the advice i will be looking at other builders and getting some more quotes.
DNA, i saw an advertisement to fully install the tank and parts for only $2000 after govt. rebate. I will double check this. I estimate my slope to be under 1metre. I will have a more closer estimate check this weekend and upload a photo(sorry havent had a chance). Re: Quote from a project builder. 15Dec 03, 2007 9:25 pm We have a 1 metre slop across the width of our house. 23K site costs for our split level home. Re: Quote from a project builder. 16Dec 03, 2007 9:37 pm davino DNA, i saw an advertisement to fully install the tank and parts for only $2000 after govt. rebate. I will double check this. Just so that you're aware, you can not claim a rebate for the water tank if it's required under BASIX. Re: Quote from a project builder. 17Dec 04, 2007 11:16 am Hi Davino
Some ouf your quotes to seem a bit steep. A word on the water tank. We ar about to build with M and we are paying $7200 because in Qld you have to have it connected to your toilets and cold washing machine taps. This is included in the cost as is all nessecary pumps back up connections for mains water etc. If yours doesn't include this sort of thing it is an absolute rip off. Hi, if i was going with this builder, i think i would tell them i will do the tank myself, the advertisement was for $2000 fully installed to the toilet and washing taps (not sure about labour) i would have to ask.
