With the floor coverings they same to give you a good allowance, I think on the strand it is $22000. That seems to be pretty good, might be worth getting the credit back and supplying yourself. I really like the frontage, I think leaving the right side as brick would make sense and then front entry and garage do the moroka finish. (stupid iPhone keeps autocorrecting moroka to moron!) Yeh I need to look into it a bit more but yeh might be doing some of these things myself, depending on how we go. I noticed this morning I have some issues with taps too, there was no rainwater tank on this version of the plan but does have the taps. All the tabs though are located on one side of the house. We now have to decide between making the Manhatten 54 smaller or the Glenleigh 39 bigger! They have a new price list out this week, so prices have changed and they have reduced the very generous floor allowances We walked through their display home and it looked pretty good I think we can build something with them for about $40000 less than other builders, so will be very interesting. Hope everything goes well with your plan changes. Interesting about the facade, we were told if we wanted a balcony then there will be extra costs and we could have one feature usng moroka but if we wanted more there would be added cost. Still waiting to hear back from rightbuild and then we will make a decision. The price list for the squares we wanted came in like 70k cheaper then most. This included turn key, so letterbox, clotheslines, driveway and fencing. > Asked if they could modify the plans to suit what we needed. They showed us another plan which was even closer to what we needed and they allowed us to modify that. > We sketched it out on the plan and they got back to us a preliminary tender. They needed 2% of the purchase quoted price to move ahead after this point and draw up the plans. Like I said, that initial payment for the plans was the only thing I wasn't keen on doing either, but I guess it's there way to make sure you don't go off to another builder. I wonder if they have changed the deposit rules with the new price list? I would be happy to pay as they give you a prelim tender, which at least gives you a good idea. They have just opened a display home at Cranebrook, it is only a small single level but we were able to go through and check what was standard. Their standard inclusions are pretty good, poly kitchen, strone benchtops, 9' ceilings, stone vanities, downlights, alarm, remote garage, air, 2 double powerpoints per room... The main thing we noticed was that they include 9' ceilings but don't increase the height of the doors/windows to match, we think it looked a bit odd. Didn't think of the door height, glad you mentioned that one. I'm looking at my plan, I can't seem to figure out the height and window heights. What's the thoughts for 9' ceilings. If I'm reading this right I think my internal doors are 2250 or just under, based on the niche drawing. The windows look fine on the Facade elevation layout but I can't tell either. Anyone kind enough to take a look? Sorry dont really know how to read door heights, surely there is an expert here I had another look at your plans and the only suggestion I had was reversing the main bathroom so it is more easily accessible to the other 2 beds, you would lose that small linen cupboard but you could extend your shower and have an extra large shower. Hi Hep, Just saw this question about door. if ceiling is 9' then you should go with 2340mm door. The standard door the builder will give you usually is 2040mm. Kurmond sorted this out for me with no hassles at all. Thank god you guys mentioned it or I would have left it out. I've signed off the changes today and we're now about to move onto colours. I'm really liking these guys so far, they're flat out but they want to make it a good experience. If you ask them questions they're very quick in getting back to you and I like that it's still the owners doing that. Pretty good seeing they have signed 200 houses to build I hear for the last 12 months. As long as you email through your getting answers back quickly. A few follow ups but pretty good. We went and had a look at there tiles on the weekend, they use a mob called Monago tiles. Their range is pretty good and it allowed us to see there upgrade options before we've even sat down with the builder. Helps us get some ideas in the mean time. There bathroom bench tops and basins were all very modern to. I'll post update plans soon. The deposit kept changing also for us as they calculate based on 2% of the purchase price. The call for us was about if we were using them to landscape at Jordan Springs or Delfin's $1200 landscape offer. No brainer really - kurmond throw the basic landscaping in for nothing which is worth way more then $1200. Our stuff has been handed over to a new lady now and drawings are being sent to the developer this week or early next week for approval. In the mean time we've been told we will get a call soon about coming in to pick colours etc. Obviously once Delfin come back and say everything is ok. They took about 2 weeks to sort this out but I've been so busy I haven't followed anything up. I imagine they would be much quicker if you kept on top of them. I was in no rush as my land settles in June. Should start to get more exciting now. Delfin took 2 weeks to check our plans then reject them and another 2 weeks to approve the modified plans...that the builder took another 2 weeks to modify(all that needed changing was to sand and bag the complete house when delfin only require 60%, which was already on the plans!) Is jordan springs open yet? As long as it's sorted to start ASAP. Yeh mate - it's open now, roads are in and they have widened the northern rd, you can go in there now after 5pm and on the weekends. The display homes are almost done and the new Jordan Springs offices is starting to go up next to the lake. The plan is that it will all open up to walk through the June long weekend. My road is in the next part, it's all tarred up and pegs are on my land but I can't get close enough to have a better look. Can't wait too though. Agree with nearmap, was awesome but has slowed down. Hit a bit of a unhappy hurdle yesterday that some buyers need to keep an eye out for. So far for me so good. I think I'm lucky that we're nice and close to their base of operations and they have so many homes being done out my way. Dealing with the owners is a huge plus. A friend of my wifes has had some issues with a house in Greystanes through Kurmond though. But from what I can tell they're pretty much the only Kurmond home out that way. Just some delays in getting started and they were hit with some surprised bond costs. I think it was all in there contract but they failed to note the points and negotiate how to handle them, saying they weren't told up front. Saying that, they're still goiing ahead as they're still much more affordable then most and this is the only real issue. I'm just getting ready to swing back into gear, been slow for me as I've been waiting for the land to settle so can't say too much. They contacted us about a week or so ago and asked us to make some time to come in and look at carpet, colours tiles etc. I've yet to make the appointment but plan to do that in the next week or so. I think they'll be ok but I don't expect the best of the best. Something which I'm not to bothered with for items we can change easily later, plus having a 2 year old in the house means I'm not to fussed about having the best carpet. Only feedback I can say is don't expect them to be ringing you every day (You will need to chase them). They have a lot on (seems like they're growing at an amazing rate) and they shift their attention around based on priorities. I'm ok with the pace for now, it suits my requirements. We had to chase them up for some changes to the tender that we requested. Since then we have been dealing with another builder, not signed yet though, Kurmond is our backup BUT I wish they were a little more proactive If I am paying them $450k I think that a courtesy followup phone call is not to much to ask I know Willcres has some friends who were going to build with Kurmond they have since requested their deposit back due to very poor customer service. I think Hep has been very lucky with the service so far Ask for references and speak to them. If they are defensive or try to avoid the request, walk. 1 74702 I would never build with Fowler homes.
