Re: Timeline from contract to start date???? 5Dec 05, 2010 7:25 pm We signed contracts with Coral Homes on 16/1/2010, site works started 18/6/2010, slab was poured 4/8/2010 and we moved in 20/10/2010. Built the Coral Homes Hamilton 252 - moved in 20/10/2010 and loving it!! https://forum.homeone.com.au/viewtopic.php?t=27215 Re: Timeline from contract to start date???? 6Dec 06, 2010 1:02 pm We signed for a quote in late August (the first draft a what we thought was the final quote we signed in october). We received our final quote last week (including additions from colour meeting) and apparently council plans are being worked on now. I was hoping site start would be March but the way things are going I reckon it would be closer to May. We're with a different builder to you. Never realised this process would be so painfully slow and timeframes always blowing out. Land at Chermside At tender stage Re: Timeline from contract to start date???? 7Dec 06, 2010 1:14 pm ~Nic~ We signed contracts with Coral Homes on 16/1/2010, site works started 18/6/2010, slab was poured 4/8/2010 and we moved in 20/10/2010. Your kidding me 6 weeks from slab to keys? What the hell, that can`t be right? 6 months seems about the norm for pre construction and another 6 months for construction(weather and material supply, tradie avalabilty issuses etc) Re: Timeline from contract to start date???? 8Dec 06, 2010 1:29 pm I built with Henley in 2009. The contract appointment was in August 2008, and site start was a long wait until early Feb 2009. We did have to demolish the old house, but our land was ready and waiting in October. I had several issues with variations and plans not sent to me straight away and then my 'final' drawings went back and forth for 3 weeks to get things right. In the end, they were correct 3 days before Christmas, just as everyone was going on holiday... It was probably the most frustrating time of the build. The construction phase was pretty smooth and uneventful! Henley - Wilshire Mk 3 ... I love my house!! We have our first tender appointment this week. The land we are going to build on has an investment property on it that is still being tenanted. I don't know when to ask them to leave! We don't want the house empty for 6 months before necessary...just unsure what the timeline looks like, hopefully we will get more info at our tender appointment!! Re: Timeline from contract to start date???? 10Dec 06, 2010 2:54 pm We built with Henley. Signed contracts in July 2009. Land settled end August 2009. Site start happened mid October, 6 weeks after land settled. Timeline from contract to start date???? 11Dec 06, 2010 3:25 pm Signed up in March 2010 Land settled June 2010 Slab pour August 2010 Adelaide builder Re: Timeline from contract to start date???? 12Dec 06, 2010 3:39 pm We built with Porter Davis. Signed end of Jan 09. Switched to different branch of company and different house (from PD Lifestyle to PD Prestige), end of February 09. Signed contracts 6th April 09. Site start 18th June 09. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Timeline from contract to start date???? 13Dec 07, 2010 10:09 am noon, I reckon you should give the tenants notice once your plans go to council. Unless you have a very quick council. a lot take 2-3 months for approvals so that should give sufficient time.
