Browse Forums Building A New House Re: Building the Milano 30 from Metricon. Sydney 81Apr 23, 2011 7:55 am We did the same thing and used current land sales in Pemulwuy as proof our land was undervalued. However we have since learnt that real estate valuers and valuers sent by financial institutions base their $$$ value on different criteria. The valuer from our financial institution wouldn't budge. I hope you get a better outcome than the first Re: Building the Milano 30 from Metricon. Sydney 82Apr 23, 2011 9:35 am its all bullcrap in my eyes. It should be based on what YOUR block is worth today!! Even with the building, it should be at least on par with what your paying the builder! Re: Building the Milano 30 from Metricon. Sydney 83Apr 23, 2011 1:00 pm Here is our block complete. Registration is apparently mid may. Plans hopefully lodged to council end of next week. Looks like the block is slopped but only appears that way because of the incline of the road... Not happy bout the position of the no stopping sign hahaha Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Building the Milano 30 from Metricon. Sydney 88Apr 24, 2011 10:32 am wow 3 months!!! didnt you get a professional landscape design done and approved by the developer first? We were hoping that if the landscape plan had been approved by the developer and was done by a professional landscaper we couldn't have issues with it from council. Re: Building the Milano 30 from Metricon. Sydney 89Apr 24, 2011 11:39 am Landscape desIgn was done by our builders contractor. And it was approved by the developer. But council obviously couldn't find anything else to pick on. We had arguments but in the end had to comply with council. Re: Building the Milano 30 from Metricon. Sydney 91Apr 25, 2011 7:45 am some of the problems they found were that our driveway had a slight curve on one side (council wants 2 parallel lines) , the height of some of our proposed plants were not tall enough. So since we had to change our driveway, landscaping had to change, different quota of plants etc. It was just a load of crap really. Re: Building the Milano 30 from Metricon. Sydney 93Apr 25, 2011 11:41 am Ours only took 5 weeks to get through council- there really seems to be no standard time with holroyd. They made changes to our landscape plan too - no consultation, they changed a few plants and replaced a few pavers with trees. I guess it was better than holding up approval to change 10 plants. Sydney 94Apr 25, 2011 1:19 pm hey zozo yeah, at least they didnt make you go back and get the landscaper to change the plans..and resubmit! i heard it can be as quick as 3 weeks or as long as 6 weeks.. 6 weeks being the norm. Re: Building the Milano 30 from Metricon. Sydney 95Apr 27, 2011 12:05 pm updated our blog http://penbeandstefan.blogspot.com/ Re: Building the Milano 30 from Metricon. Sydney 96Apr 27, 2011 3:48 pm So i had some time on my hands today. I thought i would take the Milano 30 image and put it on our block of land to get a sense of what the end product would look like... I even went as far as adding the driveway and landscaping =) Our house wont be rendered tho, we have chosen to go with brick.. anyways here it is before photoshop Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ after photoshop Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Building the Milano 30 from Metricon. Sydney 98May 17, 2011 1:33 pm ok so our solicitor had a letter faxed to him that the land is now at land titles and should be registered within 2 weeks time!! FINALLY SOME MOVEMENT... Our plans are also in council... Re: Building the Milano 30 from Metricon. Sydney 99May 26, 2011 9:44 am getting frustratedddd. lol we try hard not to but its been over a year now since we started this journey and still no slab =( the delays in the land developement has killed it.. currently land is being titled, house plans are in council... loan is at a conditional stage meaning they require the land to be titled before it can go uncoditional... so we are close but each week seems like a lifetime! hopefully in the next 2 weeks the land will be titled and we can settle on it. House plans will be approved by council so we can sign off on the final drawings ... fingers crossed Re: Building the Milano 30 from Metricon. Sydney 100May 26, 2011 9:59 am The last few weeks feel like the longest don't they. When I was waiting I'd check the council website every day to try to calculate how long til I get approval, based on approvals of other houses applied for around the same day. Good thing to get your plans in so quickly too, I reckon there'll be a rush for approvals once the land is registered. Land at Chermside At tender stage No idea about the driveway question, but your price for a house that size including landscaping seems very good! 1 6174 Hi, First of all, thank you to this community for sharing your thoughts and opinions.
