My husband and I have just picked land and a house and are in the process going through contracts and making some selections for our new house. It seems that almost everything requires upgrading and at a cost! We're a bit concerned about overcapitalizing and having difficulty with the bank valuation. Possible we're worrying about nothing, but we really have no idea about the whole building process. Some builders seem to include lots of items like fencing and landscaping too, unfortunately our doesn't. Does anyone know if some builders have flexibility to negotiate these items or if most (big ones) just say no? We also need a conveyancer and some websites say find a lawyer conveyancer and other say just a licensed one is fine, there seems to be quite a variation in price too. Any tips on this one? It seems that builders cut back the price of the basic house and then like to rip you a new one with upgrades. Standard in the industry, we knew this going in but it does hurt Landscaping, driveways and fencing depends on the builder - but if you do go through a builder you can guarantee you will be paying 20-25% more than what it would cost you to do it yourself. We got a lawyer for our conveyancing and basically all he did was write a letter to say what we already knew. I felt like it was a waste of $880 and that was at 'mates rates' via a work connection. If i had my time again I probably wouldnt bother but in saying that I have read one or two legal documents in my work so I can get my head around them. Just depends on how much peace of mind you want.
