Both have designs suit our block (15.24m * 60m) Below are the floorplans: Builder A's original floor plan. I would make the powder room off the hall though, not an ensuite, so visitors not staying can use it rather than the kids main bathroom. It will all come down to your lifestyle and what you want out of the house - for us the second bedroom with ensuite would be a good choice as all our relatives are interstate and overseas. So a second bedroom with ensuite would be a great advantage Re: My floor plans - which one do you think is better? 5Nov 30, 2010 7:56 am I like both for different reasons, but I would probably go for plan A, only because I don't have enough guests to have a separate guest room and I love big open living areas. I would probably push the garage down a bit and add a study or rumpus in there if you could though, depending on cost factor. I would also push the hallway opening to the minor bedrooms down further and have a longer kitchen. Perfect set up to use it as the everyday powder room and then be able to double as a guest bathroom. Also it would be handy to get to the toilet easily from the garage without having to go through the whole house. Jessica, we have a play room in the area with the minor bedrooms and it's fantastic. Keeps all the kids stuff in the same part of the house. I'm not sure what your family set up is, but the extra bathroom off the guest bedroom could be very handy in the future with adult children at home or elderly parnet moving in, etc. I'd add a door from the family room into the kids area and I'd also change the opening into the theatre so that you can put hallway doors about level with the kitchen/powder wall. This way you can divide the house into distint zones.... kids, family, adult which can also help with heating and cooling. The Cremorne seems a far more adaptable house that would suit a family as it changes. I leave you to fend for yourself, figure things out yourself. We can afford it but is it worth it? I kind of like B because of there are so many rooms that we can play with. The media room can be the kids toys' room for now. The theatre can be our study for a while. And the guest room can be our storage room. DH likes A more because of the big living area. Since he is the one who is going to finance it, we probably will go plan A... If we go plan A, is there anything you can think of to improve it? If we ended up plan B, I will change the powder room layout as you suggested. Nice to have though. Or we can lengthen the house by 2m and make the living room bigger with bigger windows and the kids' bedrooms bigger, but then we will have a more expensive house and a smaller backyard. We need to set the house back about 21 meters from the front fence due to a easement in the front yard. The only concern for me is the cremorne might be too dark in the living area as it only has two narrow windows on each side of the TV wall. We can porbably widen them but not too much. Our backyard is north west facing so the right hand side of the house where the living area is will get a lot of sunlight, if we have big windows there. So our garage's right corner is acutally touching the easement. Moving the hallway opening down further to have a longer kitchen...I was thinking exactly the same last night. Thanks!
