Browse Forums Building A New House Re: H3nley Emperor Q1 - anyone else built this home in VIC? 2Nov 27, 2010 9:20 pm Hi Noon We aren't building the Emperor Q1 but we are building the Wiltshire Vogue Q1 in Vic. Our site is only 15.4 metres wide so we needed a narrow house. The site was just scraped last week, its so exciting now that finally we can see some action. How long ago was tender? I love the Wilshire Vogue Q1, that was our second choice, I love the dressing room and the big TV room upstairs. We are building in Melbourne, south east suburbs. We are doing a knock-down and rebuild. So I am a bit nervous about site costs, that are going to blow the budget! What were your site costs? I would have loved a wider home, much more open feel, wiltshire vogue really suited our block though. I also wanted the upstairs living room on the back left to take advantage of views of the dandenongs. Noon, we are also building in an established suburb in East Melb. (Vermont) If you don't mind me asking, where are you? Have you already knocked down your house or are you still living there? We had our tender back in Mar/April. It has taken so long partly because of us (I kept changing my mind) we went to tender 4 times, partly them, mistakes ect and partly because they just had a huge internal restructuring so our file seems to have been sent from one admin to another to another, getting forgotten for a little while. Now its full steam ahead! drains go in today and concreter's turn up on friday to start boxing up slab which is scheduled for tuesday next week. Hope mother nature is kind to me. My block ended up with a fall of 1.9 metres so I need retaining walls and a bunch of stuff. Site costs came to approx $20,000 which shocked me initially. The biggest thing that drew us to the Ascot was the open plan upstairs kinda feel it has. Some of them felt kinda clustered in up top :\ Is the Wiltshire the one with the spiral stairs? We've got contracts in 2 weeks. Visually our block looked pretty flat, so we had no idea. It is a very gradual slope from front to back but encompasses our entire build area. Good luck with your contract appoint, hopefully your council won't take too long to issue permits and you will be good to go. It is good when it finally starts! Just drove past, my drains are in, ready for concreters on friday Re: H3nley Emperor Q1 - anyone else built this home in VIC? 8Dec 01, 2010 8:48 pm Hi Freidy and Twiggy I think Henley has amazing floor plans, they were all really nice..we ended up going with the Emperor because we had a big block and we wanted to maximise it, and we really wanted a lot of zoned living areas, which the Emperor has. We are building in Cheltenham, our house is currently an investment property, so I am really curious about time lines because we have tenants in there at the moment. No one has been able to give me a realistic timeline as to how long things take, the tenants need to be given notice to vacate, but we don't want the house empty for 6 months before necessary! We go to tender next week....I don't know at what stage we should have the land vacated and demolished, maybe after they have gone to council? Any advice would be appreciated!! Re: H3nley Emperor Q1 - anyone else built this home in VIC? 9Dec 02, 2010 3:47 pm Hi Noon I think you only need to give your tenants 30 days notice so I would think you would give notice somewhere around contract signing. It was still over 2 months from contract signing until site start for us but I think sometimes it can happen a bit quicker. It depends on council ect. That is only a guess though. Maybe post the question 'how long from contract until site start did your builder take' I would think you would get lots of answers and that will give you more of a general idea. I have done that, so it would be great to get some feedback. Yeah, we are really looking forward to the finished product, but it's hard to get excited when it is still sssssooooooo far away!!! Last contact was a month ago, and we were waiting on price adjustments etc. and we have had to call and call and call to get a response. For a half million dollar purchase, I'd expect better service. So I'm really quite concerned at this point, and wondering if I've made the right decision in going ahead with this....Love the house though. The lady we've had from the time we paid our deposit, right through to tender (and even a little bit beyond when she doesn't need to anymore) has been fantastic. Replies to everything really quickly and is always letting me know what is going on. But you're right. It is stressful and I am sure at this early stage, it won't be the last time we wonder whether we are making the right decision...it is a long road to travel.... My concern is that I'm having to constantly call to ask whats happening with the tender. First tender meeting was in late August (unfinished), and after calling, leaving messages etc, we haven't had a response until last night (only due to having a whinge to head office) Building on acreage in the Mt Dandenong foothills. Given that its a $600k build cost so far, I was expecting much better service. Have got permits almost through, so ideally don't want to change. This form part of every DA requirement 3 223604 I haven’t. But have a Lowe Design home. Not only did I find Matt Lowe patronising and a bully, but the home is NOT TO CODE.
