Browse Forums Building A New House 1 Nov 25, 2010 6:08 pm Hi folks! A little bit of a background story to start off hey? Our block is in Baldivis, with titles due for release in December. Block is 17.5 x 35 - perfectly rectangle. The house plan we've chosen is the Impressions "aspire" with our own modifications. (Do I need to note the copyright probably still belongs to them...?) We have signed a PPA just yesterday, finace is all good to go, we're almost ready to rock and roll! This particular display home won the HIA best display home between $220k and $240k, however our spec is nowhere near that high. Our spec started at around $170k, however we have created an extra 25m living space in the open living area, leaving a space of about 9 x 9 for the kitchen, dining, games and family room, as well as many other mods - will follow with a list. SIGH - Will edit later - can't get onto flikr or any other file host from work... Hahaha. You will be in the dark for the time being. This is the best I could do - their official link. We have extended the living area to make it square with the family room, and then moved the alfresco so it ends square with the bedrooms, if that makes sense. Have also modded the "opulent suite" to get a study in there. I will update it! For privacy reasons, I won't say where, but for 2 relativly young people, we feel we have our finger on the pulse... Lets see how long it takes to get burnt, if at all So far the quoting stage has been relativly pleasurable. Upgrades include. Colourbond roofing 31c throughout living - 28c in others. Hanstone benchtops to kitchen - http://www.xflo.com.au/pdfs/hanstone.pdf Overhead cupboards 900mm up-speced appliances Double showerhead in Ensuite Extend bench tops and mirror in ensuite MAYBE putting double basin in ensuire - input please? Standard extra GPOs, etc. External garage door extended to 920 wide Shower door pivots to both bathrooms Solar HWU with gas booster Plumbed in fridge recess Full length mirrored robe sliders to Laundry, and beds 2 and 3 Modified the front of the house (master room (called "the opulent suite lolol)) to get a study in there, which features a skylight, and a highlight for more abiance. Additional GPO to alfresco Benchspace and insert trough instead of trough and cab in laundry. We're at max budget with this, pretty much.. we have A LITTLE more to play with, however we're somewhat cashed up outside of the bank (when I say "somewhat, lets be clear, we're talking just over 10k, not too much ) This, as well as what we can save over the next 8 - 10 months (predicting maybe 15 - 20k) will be needed to furnish the house, but other things we have our eyes on are. Solar Electricity sytem - hopefully a 3.3kw, but possibly just a 1.5kw. Furniture (duh) Timbre decking (we've removed the decking from the porch, varrandah, and alfresco, used that down the sides of the house - partners brother is a chippy) A POOL!! (ahahhaa, I'm thinking maybe in 5+ years, mind you) Effectivly an outdoor kitchen would be great. Sink, rangehood, the works. Bulkheads to the theatre. Airconditioning All of this is currently coming around to $200k. It seems reasonable. As I have said its our first home, and we will live in it for a MINIMUM of 10 years. If all goes well, I wouldn't mind being in there for 20, to be honest We're both in our early 20s. This house ISN'T very "teenage kid" friendly, however by the time we have teenage kids, we will be at least around 40 - (leaving 6 years to start having kids, and 12 years to let those kids grow up!) Personally, I wouldn't want to keep ANYTHING on the bench tops! But lets just see how long that lasts And likewise with the WIR. I think my partner and I did get in at the wrong time though. 6 months earlier, and we probably would have saved $40,000! That being said, we've got a 612m block for $205k, where as the other option was Southern River, boardering Gosnells, $250k for a 480m block.... We're always in the water come summer time, and we also really love Blue Heelers, and they will require solid exersize each day. We're asuming theirs a decent dog beach around Baldivis...? The other factor was that all of my family are in Bunbury. We're exactly 61 minutes away from my mum in Australind. An extra 5 minutes to be at my sisters, and uncle/aunties, and an extra 15 to be at grandpas. It was just so logical. Hopefully the remainder of the building process will make that much sense! Has anyone got any thoughts on the plan? They arent too far from Baldivis. Anyway back to your plan, I like the Aspire and would have want it for my house but my frontage is not wide enough. So now they have proposed the Sahara 262 but I like their 263 better so they are still busy doing some re-quote for me. By the way, if I am not wrong, doesn't the Aspire comes with skylight above the kitchen or that's only for the display home? I like bright houses and like the idea very much but so so worry about the hale stones breaking the glass (yeah I know, I worry too much) Good luck with your build and can't wait to see the progress pictures Re: (WA) BCJ 1st Build. Axio - my partner and I tried for Piara Waters first, but were simply too late to get a decent sized block for good value. I think it was up to stage 6 by the time we got there. Friends of ours were a little quicker than us and got in at stage 4 - they have a good plot there. It all comes down to location or value. I'm sure at the end of the day, selling in Piara Waters in 2030 will be a bit better than Baldivis, so you'll get the money back. We plan on living in this house for 15 years minimum though, so it was important to have a house that included everything we wanted, namely a games room, and pleny of room for a swimming pool for the coming years. Thus, Baldivis! You're correct about the skylights in the kitchen. I loved it too. I can only dream the excitement in cooking under that through a huge storm. However, our budget just didn't allow for it. We wanted to extend out the space to make a games room, as well as have granite bench tops more so than the soffit ceiling with the skylights. Practicality over looks, but I'm in 100% agreeance with you - the display is put together incredibly. The skylights, depending on the lay of the trusses, can be done later too, if we desire. Perth Impressions - Aspire With Plan 14Dec 01, 2010 9:51 pm By the way, nice plan. love how the kitchen is set out and flows with the alfresco. def agree with making part of main bedroom a study, otherwise its a really big room and just a waste of space. and the study could also be used as a nursery if it ever needed to be. little things to keep in mind, any corner cupboards in the kitchen get a piano hinge on them, this way you can actually get into the cupboard instead of having a lil piddly useless one. with the garage what is the size of it???? because sometimes it may be a double, but you cant fit 2 cars in properly if its on the smaller side. and do you have a 4wd??? quite often they need higher clearance to get in the garage. ppl dont always think of these little things. alot of people also put the gas point to the alfresco. if you arent going to have a gas heater in the house then you can just move that one to outside. It is 28 course, so height won't be a problem, thought I couldn't tell you the width :S My bad! We don't have a 4wd now, (a getz, and a corolla :S) So we could probably park them inside if we want! But in the future we'll get rid of my partners Getz (the Corolla is a work car) and get a Medium - large 4WD. The work car can be parked outside if its an issue.... But I will look into that! We rose the idea of a gas port outside and our rep said that it is something we should do during prestart, as if it is in the original set of plans that go to council, it can cause a bit of an "exclamation mark" - his words. I hope this isn't their lame way to over charge us for it. We like how the kitchen is central, but not in the way too. Often I find that "central" kitchens can be right in the middle, to break up the space. Out of interest I called our land seller to ask how titles were going, if they were on track etc, and I was told "Yeah! Didn't you get my email? Titles are out! I will forward it again, whats your email address?" Cue short lived celebration, after posting it on facebook, telling Finance, and the builder, etc etc. I got to work to read the email - addressed for a COMPLETELY different estate. Sigh. Now the waiting games start. Have spoken to the builder about a couple of changes. 1) Extending the Alfresco ~ 1 - 1.5m into the back of the house/yard, 2) Soffit ceilings into the entry and the Theatre. 3) Take out the 900cm appliances, as well as the 600cm - I can buy them from work! 4) Sliding door between living area and hallway. A quick question - The smallest bedroom is 3x3.5. Is this big enough? The builder said that you would fit a queen sized bed and a chest of draws in their comfortably. It seems you've put a lot of thought into it. I would suggest if you could make the smallest bedroom bigger, do it. Our smallest is 2.85 x 3.5, so a tiny bit smaller than yours, but it is tiny. We also put a built in robe in there, and there is just no room. After all, only kids older than 15 should "get" (regardless of need or want ) a queen sized bed. As I've said before, we should be out of this house within 25 years.... Thanks for the input though. Another thing that will help the room though is the fact that the robes are flush, and sliding - not opening out into the bedroom space. Perth Impressions - Aspire With Plan 20Jan 31, 2011 11:42 am Very quick update to sayyyy OUR TITLES HAVE BEEN RELEASED! Yahoo! Only 1 month later than expected (dec) - we officially got titles 25/01/11. With settlement due 15/02/11, things are finally on their way! We are still waiting to finalize pricing from the builder. We have added a few things from our original post. 1) Extended the alfresco towards the back fence another 1.5m 2) Added the stone "skirt" down the edge of the bench ($1700!! Though, you can't buy a womans happiness?.. Yeah right.) 3) Added a door frame only (to get doors through work later) to the hallway/main area. Mostly for heating, and noise isolation 4) Colourbond. I know, I know, a roof is a roof.... I'm sure after 2 months we wont even notice, but I just love the look when I'm paying attention! 5) Made the frame from the garage to the side of the house 920. 6) Taken out ALLLL appliances! They will still do the lead in, and the cut outs, but I will be getting appliances from work later. Finance is officially signed up, FHOG is all done, land paperwork is all done, now to knuckle down on the builder!
